Most real estate crowdfunding reviews on the open web are written by people who have never read the platform's offering circular. Ours start there. Every review below is built from the actual SEC filings (Form 1-A, 1-K, 1-U, 253G2, Form ADV Part 2A), the platform's most recent audit opinion, third-party regulatory dockets, BBB and Trustpilot patterns, and where applicable, court filings and class-action disclosures. We don't copy returns from press releases — we reconstruct them from distribution history.

What you can expect: a clearly stated affiliate disclosure (most of these platforms don't pay us — we say so explicitly), a structural breakdown of how the platform holds your money (bankruptcy-remote SPVs, eREITs, LROs, Notes — they aren't equivalent), the real, fee-net return data we could verify, the worst single disclosed event on the platform's history, and the specific investor profile each platform actually serves well — which is rarely "everyone." Reviews include the editorial score; platforms with paused REITs, suspended share repurchase programs, going-concern warnings, or active fraud lawsuits are scored down honestly, not buried.

The leaderboard is sorted by editorial score, not by whether we earn a commission. DealCheck pays a real affiliate commission and is mentioned in tooling articles; Fundrise, Groundfloor, EquityMultiple, and RealtyMogul programs are pending or not yet applied — the link from each review is a generic, untracked link. Arrived Homes confirms in their help center that they have no affiliate program at all; we say so on every Arrived page. Three platforms — PeerStreet (bankrupt), Yieldstreet (Willow Wealth rebrand after $208M investor losses), and CrowdStreet (post-fraud lawsuit) — appear only in cautionary content. We do not link to them.
