Ridge Lending Group Review 2026: Geneva Financial's 130 DSCR Loans

Quick Answer
Ridge Lending Group is not a separate company: it is a trade name of Geneva Financial, LLC (NMLS 42056) of Chandler, Arizona, which is why a search for “Ridge Lending Group” in the federal mortgage data (HMDA) finds nothing, while a search for Geneva Financial finds 8,198 records for 2025. Geneva is mostly a home-buyer lender: 89.6% of its 5,554 originated loans ($1.47 billion) were on a principal residence and 1,888 were FHA loans. The investor loans a Ridge borrower would take are a small slice. 130 loans ($34.4 million, 2.3% of its originations) fit our DSCR-type profile (first lien, one to four units, investment property, business purpose, no debt-to-income ratio). Their median note rate was 7.375%, the same as the national median for such loans in our other ranking, and the median loan was $195,000. In the CFPB complaint database 33 complaints name the company across 11 years, none matching “Ridge Lending Group.” We found one regulator order: a $500 Connecticut civil penalty in 2021 over a branch-address filing. We could not read NMLS or court dockets, and HMDA does not carry the trade name, so we attribute these loans to the legal entity and not to the brand. Read November 1, 2026.
Key Takeaways
- Who it is: the Ridge Lending Group website footer reads “Geneva Financial, LLC, NMLS #42056” and “DBA Ridge Lending Group,” with a corporate address at 180 S. Arizona Ave, Suite 310, Chandler, Arizona. The 2025 HMDA filer list has an entry for GENEVA FINANCIAL, LLC with 8,198 records and none for Ridge Lending Group. In 2024 Geneva filed 9,015 records.
- Scale and mix (2025): 5,554 loans originated for $1.473 billion; 4,976 (89.6%) on a principal residence, 78 on a second home and 500 ($116.7 million, 9.0% of loans) on investment property. By type 3,128 were conventional, 1,888 FHA, 349 VA and 189 FSA/RHS. 2,393 records (29.2%) were withdrawn by the applicant and 179 denied, 3.1% of decided files (our arithmetic).
- The DSCR-type group: 133 records, 130 originated ($34.38 million), 1 approved but not accepted and 2 denied. Median note rate 7.375% (middle half 6.875% to 7.875%; lowest 5.99%, highest 9.749%); median loan $195,000; median loan-to-value 74.99%, highest 80.9%. Nationally the median rate for DSCR-type loans is 7.375% (our other page), so Geneva sits at the middle, not under it. In that ranking Geneva would be 94th of 464 lenders by loan count (our arithmetic).
- Mix: 69 purchases (median rate 7.25%), 46 cash-out refinances (7.625%) and 15 rate-and-term refinances (7.5%); 113 one-unit buildings. Only 2 of 130 loans (1.5%) carry an interest-only flag, against 10.5% nationally. Points, fees and prepayment terms are blank for all 130, as the rule allows for business-purpose loans.
- Where: Florida 35 loans (median 7.625%) and Arizona 27 (median 6.625%) are 47.7% of the loans; Missouri 11, Georgia 9, New Jersey and Indiana 6 each; 21 states in all. New Jersey’s 6 loans have a median of 8.3125%. These are small groups and describe 2025 notes, not a state price list.
- New in the data: in the 2024 file none of Geneva’s 9,015 records is flagged business purpose and all 514 investment-property loans report a debt-to-income ratio. The business-purpose group exists in the 2025 file only. We do not know whether that is a new program or a change in how the lender coded the loans.
- Record: 33 CFPB complaints name Geneva Financial, LLC, Chandler, AZ Branch (6 in 2025, 5 in 2026 to June 23); 28 closed with explanation, 4 with relief, 1 untimely response. Connecticut’s Department of Banking took a $500 civil penalty by consent order signed July 1, 2021. Not verified: NMLS Consumer Access (blocked), the other state regulators, the CFPB enforcement list and court dockets.

Ridge Lending Group (Geneva Financial, LLC): 2025 HMDA funnel, 130 DSCR-type loans by rate, size, purpose, state and buyer, 2024 comparison, website licensing terms, CFPB complaints and the Connecticut consent order
147 rows: the filer-list entry for Geneva Financial, LLC (NMLS 42056), its 2025 and 2024 HMDA loan files, the DSCR-type group, investor and open-end loans, the national benchmark, what the Ridge Lending Group website states, the 33 CFPB complaints by year and response, and the 2021 Connecticut consent order. One source per row.
Who Ridge Lending Group is: a brand of Geneva Financial
The website at ridgelendinggroup.com describes “a second-generation lender for real estate investors” and says it is “licensed in 49 of the 50 U.S. states.” Its footer gives the legal name: Geneva Financial, LLC, NMLS #42056, “DBA Ridge Lending Group,” with a corporate address at 180 S. Arizona Ave, Suite 310, Chandler, Arizona 85225. “DBA” means “doing business as”: the brand has no separate legal existence, the licences, the loans and the regulator records belong to Geneva Financial, and so does the mortgage-data filing.
The programs listed are conventional loans (the site calls them “Golden Tickets”), DSCR, bridge, FHA, VA and the “All In One Loan,” which the site describes as “a first-lien HELOC (a home equity line of credit that replaces your mortgage), attached to a checking and savings account.” It says that in the non-QM market, “home of DSCR,” pricing is “Generally about a point to a point and a half above conventional, all else equal.” The website lists no rates; we compare that statement with the loan file below.
Do not confuse it with Ridge Street Capital, a separate Miami lender (a snapshot of one of its pages gives a Miami address and says it is available in 36 states) that sells DSCR and hard money loans. Rates and terms on the Ridge Street pages are not Ridge Lending Group’s.
Why the federal data has no “Ridge Lending Group”
HMDA, the Home Mortgage Disclosure Act, requires larger lenders to report every application and loan, and the CFPB publishes the loan-level file. The 2025 filer list has 4,660 institutions. None is named Ridge Lending Group; the name that matches the licence number is GENEVA FINANCIAL, LLC (LEI 5493001XKL0FTNOJ0866), with 8,198 records for 2025 and 9,015 for 2024. We downloaded both files. The records carry the legal entity and no trade name, so we cannot say which of Geneva’s loans were sold under the Ridge brand. What we can do is look at the loans a Ridge borrower would take: the investment-property loans.
What Geneva’s 2025 federal loan file shows
| 2025 HMDA record | Records | Dollars |
|---|---|---|
| Loan originated | 5,554 | $1.473 billion |
| Approved, not accepted | 45 | $12.8 million |
| Application denied | 179 | $44.4 million |
| Withdrawn by applicant | 2,393 | $680.0 million |
| File closed for incompleteness | 27 | $5.3 million |
| All records | 8,198 | $2.216 billion |
The mix is the point. Of the 5,554 loans, 4,976 (89.6%) are on a principal residence and 78 on a second home. 500 loans, $116.7 million, 9.0% of the count and 7.9% of the dollars, are on investment property (our arithmetic). By loan type: 3,128 conventional ($775.3 million), 1,888 FHA ($530.8 million), 349 VA ($127.4 million) and 189 FSA/RHS ($39.5 million). Geneva is, in this file, a lender to home buyers that also has an investor desk. The median note rate across all its originations was 6.75% and on principal-residence loans 6.625%.
Within the 500 investment loans, two groups matter. 370 ($82.3 million) report a debt-to-income ratio and a consumer purpose: ordinary conventional investor loans of the kind the site calls Golden Tickets, with a median note rate of 7.375% and a median loan of $185,000. 130 ($34.4 million) are flagged business purpose and report no debt-to-income ratio: the profile of a DSCR loan. We use the definition of our other pages, since HMDA has no DSCR field: conventional, first lien, one to four units, investment property, business purpose, no debt-to-income ratio, closed-end. It is an approximation of rental loans qualified on rent, not a list of loans with a DSCR test.
One more product shows up. The file has 246 open-end (line of credit) records, 245 of them first lien; 103 were originated for $50.2 million with a median of $415,000, and 29 of those are on investment property. The file does not label a line as an “All In One Loan,” so we do not say how many are.
The DSCR-type loans: price, size, purpose
| 2025 DSCR-type loans | Geneva Financial (Ridge brand) | All DSCR-type lenders (our ranking) |
|---|---|---|
| Originated loans | 130 ($34.38 million) | 154,293 in the extract used here |
| Median note rate | 7.375% | 7.375% |
| Middle half of note rates | 6.875% to 7.875% | |
| 10th to 90th percentile | 6.6125% to 8.5% | |
| Lowest and highest | 5.99% and 9.749% | |
| Loans at 7% or lower / at 8% or higher | 44 / 23 | |
| Median loan | $195,000 (middle half $147,500 to $305,000) | $225,000 |
| Interest-only flag | 2 loans, 1.5% | 10.5% |
| Median loan-to-value | 74.99% (highest 80.9%) | |
| Rank by loan count | 94th of 464 lenders | United Wholesale Mortgage first with 14,836 |
Read the comparison with care. The national column comes from our DSCR lenders ranked by loans page, a different data pull that includes Geneva’s own loans; the 154,293 figure is the extract used here and that page shows 154,354. A median at the national middle says the notes were not unusually cheap or dear in 2025; it does not say what you would be quoted. HMDA has no credit score, no points and no prepayment term for these loans, and 7.375% is a note rate, not an APR.
Does the website’s “point to a point and a half” show up? Compared with all its originations (6.75%) the DSCR-type median is 0.625 points higher; compared with its principal-residence loans (6.625%), 0.75 points. Compared with its own conventional investor loans (7.375%), the gap is zero. The website’s sentence is about non-QM against conventional, “all else equal,” and nothing is equal here: owner-occupied loans, investor loans and different borrowers are in the file. We cannot test the claim, and we note only that for investors the two Geneva groups priced alike in 2025.
By purpose, the 69 purchases had a median rate of 7.25%, the 15 rate-and-term refinances 7.5% and the 46 cash-out refinances 7.625%, with median loans of $195,000, $235,000 and $180,000. 113 loans are on one-unit buildings, 10 on two, 4 on three and 3 on four. None carries a balloon flag.
A worked example (our arithmetic). On the median $195,000 loan, fully amortizing over 30 years, principal and interest is $1,346.82 a month at the 7.375% median. At Arizona’s median of 6.625% (27 loans) it would be $1,248.61, $98.21 less. At New Jersey’s 8.3125% (6 loans) it would be $1,473.55, $126.73 more, and $224.94 a month above Arizona. Six loans are not a market; the example shows how much a point and a half is worth on a loan this size, which is why you ask for the full quote.
Where the loans are
| 2025 DSCR-type loans | Loans | Median note rate | Median loan | Dollars |
|---|---|---|---|---|
| Florida | 35 | 7.625% | $205,000 | $10.7 million |
| Arizona | 27 | 6.625% | $195,000 | $5.8 million |
| Missouri | 11 | 7.75% | $125,000 | $2.2 million |
| Georgia | 9 | 6.875% | $415,000 | $3.6 million |
| New Jersey | 6 | 8.3125% | $360,000 | $2.4 million |
| Indiana | 6 | 7.75% | $155,000 | $1.1 million |
| Texas | 5 | 7.5% | $145,000 | $0.8 million |
| California | 5 | 7.375% | $685,000 | $3.2 million |
| Illinois | 4 | 7.4375% | $145,000 | $0.6 million |
| Virginia | 3 | 7.375% | $195,000 | $0.6 million |
The loans are in 21 states. Florida and Arizona are 62 loans, 47.7% of the count and 48.2% of the dollars (our arithmetic). Geneva is headquartered in Arizona and the other leading states are the usual rental markets; for the local picture see our pages on DSCR loans in Arizona, Missouri and Florida. Nine of the 21 states have fewer than three loans. A state median of five loans is an anecdote.
Who closes and who buys. All 130 loans were initially payable to Geneva and all 130 applications were submitted directly to it, which fits a lender that takes applications itself and closes in its own name. 119 were sold in 2025 to a credit union, mortgage bank or finance company (HMDA purchaser code 71) and 11 were not sold in the year. The file does not name the buyer.
Is the DSCR business new? The 2024 file
In the 2024 file Geneva reported 9,015 records and originated 5,938 loans for $1.563 billion. All 9,015 records code the business-purpose field as not primarily for business, and all 514 investment-property loans report a debt-to-income ratio (median note rate 7.5%). In other words the 2024 file contains no loan that looks like the 2025 DSCR-type group. Three explanations fit: the program started in 2025, the lender began reporting a business purpose in 2025, or it relabeled existing loans. HMDA cannot tell them apart and the website gives no launch date. What the file does say is that this is a young line next to the lender’s main business.
Licences: what the website lists and what we could not check
The footer says Ridge Lending Group “is licensed in 49 states and does not lend in New York,” and lists state references: Arizona BK #0910215, Massachusetts Mortgage Broker and Lender License #ML42056, Ohio #RM.804268, Oregon Consumer Finance Act License #ML-4799, Washington Consumer Loan License #CL-42056, a Rhode Island licensed lender entry, and licences from the California Department of Financial Protection and Innovation, the New Jersey Department of Banking and Insurance and the Colorado Division of Real Estate. It does not list the other states.
NMLS. NMLS Consumer Access blocked our request, so we could not read the record for NMLS 42056. We did not verify any licence, or the “49 states,” against a regulator on this date. Look up the number yourself on NMLS Consumer Access and with the regulator in the state of the property. A business-purpose loan is often outside consumer-mortgage licensing, so a licence list on a lender’s site is not the whole picture either way.
Complaints, regulators and courts
CFPB. On November 1, 2026 we searched the CFPB Consumer Complaint Database (index updated October 30, 2026). The company name in the database is “Geneva Financial, LLC, Chandler, AZ Branch,” with 33 complaints since 2015. A search of all fields for “ridge lending” returned 0. By year: 6 in 2025 and 5 in 2026 through June 23, 2026; 1 in 2024, 1 in 2023, 2 in 2022, 3 in 2021, 5 in 2020, 2 in 2019, 1 in 2018, 1 in 2017, 3 in 2016 and 3 in 2015. Twenty-seven are mortgage complaints (conventional, FHA, HELOC and other), 5 concern credit reporting and 1 an installment loan. The most common issues are “Closing on a mortgage” (9) and “Applying for a mortgage or refinancing an existing mortgage” (9). The company’s responses: 28 closed with explanation, 3 with monetary relief, 1 with non-monetary relief and 1 untimely response (a HELOC complaint received April 17, 2026). That is a small count for a lender that closed 5,554 loans in 2025 alone, but the database is built for consumer products and says little about business-purpose loans, which are the Ridge borrower’s loans. See what the number does and does not tell in is this DSCR lender legit?.
Connecticut. The Connecticut Department of Banking’s consent order with Geneva Financial, LLC (NMLS 42056) was signed by the company on July 1, 2021. It says the lender failed to file with NMLS a change of address of a Colorado branch at least 30 days before the change and to give the department a bond rider reflecting the new address, and imposes a $500 civil penalty. The order is without prejudice to later enforcement for violating it. It is an administrative filing matter, not a finding about lending practices.
Enforcement and courts. A web search for Geneva Financial together with “consent order,” “lawsuit,” “settlement” and “enforcement” found the Connecticut order above and nothing else. We did not read the other state regulators’ order pages, the CFPB enforcement list or court dockets (the court search needed credentials). We found one regulatory action against Geneva Financial; we have not ruled out others.
What we could not establish
- Which loans are Ridge’s. HMDA reports the legal entity. Our 130 and 370 are Geneva’s investor loans, which may include loans written outside the Ridge brand.
- NMLS and the licences. Not read. See above.
- Today’s pricing, points and prepayment terms. The website lists none, and the file has none for business-purpose loans.
- Servicing. We found no dated source saying who services the loans.
- Reviews. We saved no dated source for Google or Trustpilot reviews. The Ridge site shows Google reviews with first names; we did not count them.
- Ownership and funding. We did not look up who owns Geneva Financial or its warehouse lines.
What a reader can do with this
- Ask for the legal name and NMLS number on every document. It should read Geneva Financial, LLC, NMLS 42056. Look it up yourself on NMLS Consumer Access and with your state regulator.
- Ask for the full quote in writing: rate, points, origination and underwriting fees, appraisal, the prepayment penalty and its length, and whether the loan is interest-only. HMDA has none of these for the business-purpose loans.
- Use the numbers as a cross-check, not a quote. A 30-year DSCR quote near 7.375% is at this lender’s 2025 median; above 8.5% is in its top tenth, below 6.6% in its bottom tenth.
- Ask whether your loan is DSCR or conventional. In 2025 the two priced alike at Geneva. If you have W-2 income and a low debt-to-income ratio, ask what the conventional version would cost.
- Ask who services the loan and whether it will be sold. In 2025, 119 of 130 were sold within the year.
- Compare at least two other lenders the same day. See the best DSCR loan lender, DSCR lenders ranked by loans, DSCR loan rates 2026, DSCR loan requirements 2026 and a similar HMDA read of another lender, Emporium TPO.
