Quick Answer

OCMBC, Inc. (NMLS 2125, Irvine, California) is operating, and it is much bigger than its DSCR product suggests. It lends under the trade name LoanStream, and the “closed” listings that come up when you search its name belong to HomeStar Financial, a Georgia retail lender it bought in August 2024. In its 2025 federal Home Mortgage Disclosure Act (HMDA) filing OCMBC reported 16,337 originated loans for $6.79 billion, up from 12,877 in 2024, 8,891 in 2023 and 6,219 in 2022. 5,437 of them (33%) were DSCR-type rental loans, $1.77 billion at a median note rate of 7.25%, the fifth-largest count among 465 lenders in our ranking. Another 10,126 (62%) were owner-occupied, and 7,327 (45%) were in California. Only 30 of the 16,337 came to OCMBC directly rather than through a third party. The CFPB complaint database holds 32 complaints under OCMBC, Inc, the latest received on September 9, 2026, and none under the name LoanStream. As of October 21, 2026.

Key Takeaways

  • Scale, from HMDA: 16,337 originations and $6,792,795,000 in 2025, 2.6 times the 6,219 loans of 2022 (our arithmetic). 12,852 were conventional, 3,156 FHA, 325 VA and 4 USDA. This is a full-line mortgage company that is best known for non-QM, not a DSCR boutique.
  • DSCR-type loans (our filter, stated below): 1,595 in 2023, 3,635 in 2024 and 5,437 in 2025. Median note rate 8.375%, then 7.625%, then 7.25%. Interest-only 11.8% of the 2025 loans. The denied share of originated plus denied fell from 32.0% to 23.7% to 13.1%.
  • One company, many names: LoanStream, LoanStream Mortgage and LoanStream Wholesale are, in the company's words, dba’s of OCMBC, Inc.; ARIVE said the same on March 10, 2026. HomeStar Financial Corporation reported 9,644 loans in 2022 and 3,837 in 2023, then nothing in 2024 or 2025; the acquisition closed August 29, 2024.
  • Complaints: 32 under OCMBC, Inc since January 13, 2018 (3 in 2025, 5 so far in 2026), 26 closed with explanation and 5 flagged as untimely responses. All 32 concern consumer mortgage or credit-reporting products, so the database says little about investor DSCR borrowers.
  • Terms on loanstreamwholesale.com on October 21, 2026: DSCR loans up to $3,500,000, 85% LTV on purchase and rate-and-term, 80% on cash-out, FICO down to 620, DSCR down to 0.75 at 70% LTV. Its October 8, 2026 matrix says a prepayment penalty is required on investor loans above 80% LTV, which HMDA cannot show.
  • Who buys the loans: of the 5,437 DSCR-type loans, 2,044 were reported sold to private securitizers, 1,852 to life insurance companies, 1,044 to banks and 491 to mortgage companies or credit unions; 4 were not sold in the year. OCMBC mostly originates to sell.

Which company is this? OCMBC, LoanStream and HomeStar

Search for “ocmbc” and the first page mixes the company's own sites, broker portals, a review-site listing marked CLOSED and a trade-press headline about a lender that had stopped retail lending. Those last two are about HomeStar Financial Corporation, not OCMBC. HousingWire's headline of September 5, 2024 describes HomeStar, the target of the deal, not the buyer. OCMBC itself kept lending: its 2025 HMDA file has 16,337 originations, and it published a DSCR matrix on October 8, 2026.

HomeStar's numbers show what the acquisition bought. In HMDA, HomeStar reported 9,644 originations ($2.53 billion) for 2022 and 3,837 ($1.00 billion) for 2023, with no filing for 2024 or 2025. OCMBC's own count rose from 8,891 in 2023 to 12,877 in 2024 to 16,337 in 2025. We cannot say how much of that growth is HomeStar: the HMDA file does not tag the loans, and the Georgia count is not broken out here.

Ownership and financialsNot disclosed. OCMBC does not file with the SEC, and a search of SEC EDGAR for “OCMBC” from January 1, 2023 to October 21, 2026 returned 1,713 hits, 1,712 of them ABS-15G reports and one an 8-K, all filed by others (securitizers and agencies listing it as an originator). We found no filing by OCMBC itself, so there are no audited statements to readSEC EDGAR full-text search

For audited financial statements of a comparable broker-only lender, see our LendSure Mortgage review, which exists because its largest shareholder files with the SEC. OCMBC offers no such window, so this page relies on the federal loan-level record, complaint data and the company's own statements.

What its loans look like in the federal record

HMDA requires every lender above the reporting threshold to report each application it decides. We downloaded OCMBC's loan-level files for 2023, 2024 and 2025 from the FFIEC HMDA Data Browser by its legal entity identifier, and used the browser's aggregation service for the 2022 and HomeStar totals. Our filter: originated loans only (action taken = 1). HMDA has no DSCR field, so, as in our ranking of DSCR lenders, a “DSCR-type” loan is conventional, first-lien, closed-end, one to four units, investment property, coded business purpose, term of 360 months or more, and with the debt-to-income ratio reported as “NA” because income was not used. Run on OCMBC's 2025 file it returns 5,437 loans, the same figure as that page.

Three things stand out. First, the company is growing quickly and the growth is in rental loans: investment-property originations went from 1,334 in 2022 to 6,056 in 2025 (our arithmetic: 4.5 times), while owner-occupied loans roughly doubled. Second, California is the home market: 7,327 of 16,337 loans, 44.8% (our arithmetic), down from 57.5% in 2022. Third, almost nothing is direct: 30 loans in 2025. The “retail” division exists, but HMDA shows the business running through brokers and correspondents.

OCMBC's 2025 median of 7.25% was 0.125 point below the 7.375% national median for DSCR-type loans in our ranking of 465 lenders, and its 11.8% interest-only share compares with 10.4% nationally. Its denied share, 13.1%, was well below the 23.3% national figure, but it was 32.0% only two years earlier, so the gap closed fast. A low denial rate in a broker channel usually means files are screened before they reach the lender. Compare LendSure, which made 1,177 DSCR-type loans in 2025 at a 7.5% median and a 3.4% denied share.

Cash-out refinances were 42% of the DSCR-type loans (2,272 of 5,437, our arithmetic), so investors pulling equity out are as numerous as buyers. Leverage is moderate: the median is 75.0% and only 88 loans, 1.6%, exceeded 80%. The rate spread is wide. The middle half sits within 0.875 point, but 189 loans carried note rates above 10%, and 113 of those were California loans; the tails are the loans HMDA cannot explain, because it does not record credit score, points or the broker's fee. Our California DSCR guide discusses the licensing exemptions that apply to such loans.

Ohio1647.3125%
Nevada1456.999%
Arizona1397.25%
Massachusetts1337.25%
Illinois1317.625%

California is 25.7% of the DSCR-type loans (our arithmetic) and OCMBC is the state's largest DSCR-type lender in our California guide; it also appears in our Florida and Texas lender tables. The state medians run from 6.999% (Florida, Nevada) to 7.625% (Illinois). On the 2025 median loan of $255,000 that 0.626-point gap is $86.89 a month, $1,043 a year, at 30-year amortization (our arithmetic).

Who buys the loans

HMDA records who bought each loan during the year. Of OCMBC's 16,337 originations in 2025, 6,458 (39.5%) were reported sold to a credit union, mortgage company or finance company, 3,808 (23.3%) to private securitizers, 3,371 (20.6%) to life insurance companies, 2,063 (12.6%) to commercial or savings banks, 216 to other buyers, 194 to Freddie Mac, 155 to Fannie Mae and 72 not sold in the year (our arithmetic). For the DSCR-type loans, 2,044 went to private securitizers, 1,852 to life insurers, 1,044 to banks, 491 to mortgage companies or credit unions, 4 were not sold and 2 went to Freddie Mac. The practical reading is that OCMBC is a conduit: it funds on warehouse lines and sells within weeks, so the real investor behind your note is usually a securitization trust or an insurer, and the price it can offer depends on those buyers' appetite.

The program on paper

These are LoanStream's own statements for brokers, read on October 21, 2026, from loanstreamwholesale.com and from the DSCR matrix it labels effective October 8, 2026. They are marketing claims and underwriting guidelines, not a rate sheet or a commitment to lend. Lenders revise matrices monthly.

ProgramWhat LoanStream publishes
Non-QM DSCR investor85% LTV for purchase and rate-and-term, 80% for cash-out; DSCR down to 0.75 with 70% LTV; loan amounts to $3,500,000; FICO down to 620; investment properties only; 1 to 4 families and condominiums; no limit on financed properties; gift funds allowed; short-term rentals (Airbnb, VRBO) listed; 15, 30 and 40-year fixed terms
DSCR tiers in the matrixSelect DSCR (ratio 1.25), Core DSCR (ratio 1.0), DSCR Fusion (DSCR plus asset utilization), Sub1 DSCR (ratio .75 to under 1.0), No Ratio DSCR (ratio under .75) and Foreign National DSCR (ratio 1.0)
Interest-only30-year fixed with 120 months interest-only and 240 amortizing; 40-year fixed with 120 interest-only and 360 amortizing; 5/6 and 7/6 SOFR ARM versions; the matrix says to qualify on the interest-only payment in all states
DSCR 5 to 8 unitsResidential 5 to 8 units, investment; $3 million maximum; minimum FICO 680; 15 and 30-year fixed; minimum DSCR of 1.00
Bank statement100% of deposits on personal statements, up to 85% on business statements; up to 90% LTV on purchases to $2M; minimum FICO 600; loans up to $4,000,000
Core FlexMinimum FICO as low as 500; up to 65% LTV; loans up to $1.25M; 30-year fixed; maximum DTI 45%

The structural point is the interest-only rule. A DSCR is rent divided by the monthly housing payment, and an interest-only payment is smaller than an amortizing one. Worked example (our arithmetic): on the 2025 median DSCR-type loan of $255,000 at 7.25%, a 30-year amortizing payment is $1,739.55 a month, a 40-year amortizing payment $1,631.16 and an interest-only payment $1,540.62. With $2,300 of rent and $350 a month of taxes, insurance and association dues, the ratio is 1.10 on the 30-year amortizing payment and 1.22 on the interest-only one. That is the difference between clearing the 1.0 Core tier comfortably and still falling short of the 1.25 Select tier. The example uses one note rate for all three payments, which the market would not. Our DSCR loan requirements guide and DSCR calculator show the formula, and the 0.75 floor means a loan can be made where rent covers only 75% of the payment.

Prepayment penalties

HMDA cannot answer this. Regulation C asks for a prepayment-penalty term only on loans subject to Regulation Z, which excludes business-purpose investor loans. Nine of OCMBC's 16,337 loans in 2025 report a term (none of them owner-occupied or DSCR-type), and none of the 5,437 DSCR-type loans does. The LoanStream matrix does address it: its non-QM DSCR matrix says “PPP Required on NOO with > 80% LTV,” sends borrowers to a separate “PPP Matrix for State Specific Requirements,” and lists New Jersey (unless closed in a corporation's name) and New Mexico as states where a penalty is not allowed. We could not find the PPP matrix on the pages we read. Ask your broker for the penalty term in writing before you lock, and see our look at prepayment penalties and non-QM terms, which covers the HMDA limits.

Complaints, licensing and disputes

CFPB complaints. We searched the Consumer Complaint Database on October 21, 2026. Under the company name “OCMBC, Inc” it returns 32 complaints, received from January 13, 2018 to September 9, 2026: 2 in 2018, 7 in 2020, 1 in 2021, 3 in 2022, 6 in 2023, 5 in 2024, 3 in 2025 and 5 in 2026. Thirty are filed under mortgage and two under credit reporting. The mortgage issues were applying for a mortgage or refinancing (14), trouble during the payment process (10), closing on a mortgage (4) and struggling to pay (2). By product they were 15 conventional, 9 FHA and 6 VA mortgages: none names an investor or DSCR product. The company's responses were closed with explanation (26), untimely response (5) and closed with non-monetary relief (1). California, Florida and Texas account for 19 of the 32. Searching “LoanStream” returns 0 results, so complaints about the brand are filed under OCMBC's name. HomeStar Financial has its own 56 complaints, 45 from Georgia, the last received October 2, 2024. Zero or few complaints is a weak signal for a wholesale lender: borrowers on broker-originated, business-purpose loans rarely file with the CFPB, and the database is dominated by consumer loans and servicing.

Licensing. OCMBC's licensing page lists a license or registration for 49 states and the District of Columbia, New York excepted, with numbers such as California Residential Mortgage Lending Act 4130724. Its 2025 HMDA file shows no loan in New York. Press releases give 48 states plus DC in September 2024 and 49 plus DC in March 2026. We could not check NMLS Consumer Access, so confirm the license for your property's state, and state enforcement history lives in each regulator's database.

Disputes. OCMBC's own press releases of June 6 and July 30, 2024 describe a lawsuit by Home Mortgage Alliance Corp., which the company calls baseless and denies, and say OCMBC filed an answer and a countersuit. Mortgage Professional America reported a countersuit in California's Orange County Superior Court, following allegations of trademark theft and employee poaching. We did not read the docket and did not find an outcome. The dispute is between companies and does not concern borrowers' loans.

What a reader can do with this

  • Match the name before you judge the company. If a broker offers a “LoanStream” loan, the lender of record is OCMBC, Inc.; complaints, licenses and HMDA data are filed under that name. A closed listing for “OCMBC” or HomeStar is not evidence the company has stopped lending.
  • Use the 2025 band as a sanity check, then ask for today's quote. DSCR-type borrowers paid a median 7.25%, with the middle half at 6.875% to 7.75%; Florida was 6.999% and Illinois 7.625%. Rates have moved since, so compare a same-day quote from two other lenders, not the 2025 figure.
  • Ask for the prepayment penalty and the broker's compensation separately and in writing. HMDA records neither on business-purpose loans, and the matrix says a penalty is required above 80% LTV.
  • Ask about the closing date and rate lock. A lender that sells nearly everything it makes depends on warehouse lenders and loan buyers staying in the market. Request a lock with an extension-fee schedule.
  • Use the interest-only qualifying rule only if you can carry the amortizing payment. Qualifying on interest-only can lift a 1.10 to a 1.22, but the loan converts to amortizing after the interest-only period.
  • If the property is in New York, or is a building of five or more units, get the license and the program terms confirmed before paying for an appraisal. Our lender-legitimacy checks show how to read regulator records, and other brokers' non-QM menus are in non-QM loans in 2026 and the DSCR ranking.
