Quick Answer
Bluebird Lending, LLC is a private business-purpose lender at 29 Bala Avenue, Suite 225, Bala Cynwyd, Pennsylvania 19004 (bluebirdlending.com), and as of November 7, 2026 almost everything public about its pricing is missing. Its site lists fix-and-flip loans of $50,000 to $3,000,000, 12 to 24 months, up to 90% of purchase price and up to 75% of after-repair value, plus ground-up, bridge and DSCR rental loans, but no interest rate, point or fee figure on any product page; the live About page still reads “interest rates as low as X%.” It did not appear in the HMDA filer lists for 2023, 2024 or 2025 (the only “Bluebird” filer is Bluebird Home Loans LLC of Boise, Idaho, a different company with 109 originated loans for $39.9 million in 2025). EDGAR full-text search returns 0 hits for “Bluebird Lending” and the CFPB complaint database returns 0 complaints for the search term. The court record is the one dated, checkable item: Bluebird Lending LLC, Bluebird Lending I, II and III, LLC and one individual are the five defendants in U.S. District Court case 2:26-cv-03465 (Eastern District of Pennsylvania, removed May 20, 2026 from Philadelphia Common Pleas case 260201255; cause listed as 18:1962 Racketeering (RICO) Act). A motion to dismiss was heard on August 25, 2026, and the docket, last updated November 6, 2026, shows no ruling. These are allegations in a pending case, not findings.
Key Takeaways
- Which company: this page covers Bluebird Lending, LLC at bluebirdlending.com, Bala Cynwyd, PA, a lender to real estate investors. It is not Bluebird Home Loans LLC (Boise, Idaho, NMLS 2383522), which does file HMDA data.
- Published terms (company claims, November 7, 2026): fix and flip $50,000 to $3,000,000; ground up $100,000 to $2,000,000; bridge $100,000 to $3,000,000; DSCR $50,000 to $2,000,000 with terms up to 30 years. Short-term terms are 12 to 24 months.
- Price: no rate, points or fee on the product pages we saved. The About page says “interest rates as low as X%.” You only learn the cost after you apply.
- Public registries: 0 EDGAR full-text hits, 0 Form D hits, 0 CFPB complaints, and no HMDA filing under the Bluebird Lending name in 2023, 2024 or 2025 (our checks, November 7, 2026). That is silence, not a clean record.
- Court: federal case 2:26-cv-03465 lists 24 parties (5 defendants, 19 plaintiffs); the defendants moved to dismiss on June 8, 2026 and the motion was heard August 25, 2026. We have not read the complaint, so we do not describe the claims beyond the docket labels.
- What we could not check: the Pennsylvania Department of Banking and Securities license search and Department of State entity record were not reachable from our tools, so we do not state any license status.

Which Bluebird is this? Telling the names apart
A search for “bluebird lending” returns several similarly named companies, and the public data attached to them differs a lot. The one reviewed here is the Pennsylvania real estate investor lender.
| Name | Where | What it does | How to tell it apart | In public data we checked |
|---|---|---|---|---|
| Bluebird Lending, LLC (this page) | 29 Bala Avenue, Suite 225, Bala Cynwyd, Pennsylvania 19004 | Loans to real estate investors: fix and flip, ground up, bridge, DSCR rental | Website bluebirdlending.com; says it is “a Philadelphia based real estate lender” | No HMDA filer, no EDGAR hits, 0 CFPB complaints; named in federal case 2:26-cv-03465 |
| Bluebird Home Loans LLC | 616 S. Americana Blvd, Boise, Idaho 83702; LEI registered in Camden, Delaware | Mortgage lender with Arizona, Colorado, Florida and Idaho licenses listed on its site | Website bluebirdhl.com; NMLS ID 2383522 | HMDA filer: 139 originated loans for $58.0 million in 2024 and 109 for $39.9 million in 2025 |
| Bluebird Loans and Bluebird Mortgage Corporation | Nebraska and Colorado, as named in some search listings | Not established | We found no filer under those names | Not in the 2023, 2024 or 2025 HMDA filer lists; check NMLS Consumer Access before assuming any link |
The practical test: if the website is bluebirdlending.com and the address is Bala Avenue in Bala Cynwyd, you are looking at this review's subject. If the page offers owner-occupied purchase mortgages, it is another company. HMDA, the federal home-lending dataset, covers mostly consumer mortgages, so it shows the Boise company and not this one. The same method is used in our 212 Loans HMDA review and in the Center Street Lending review.
What Bluebird says it lends, in its own numbers
Every figure below is a company statement from its product pages, read on November 7, 2026. The acquisition page carries a 2024 copyright line and gives different ceilings from the newer product pages, so the pages are not fully consistent with each other.
| Product | Loan size | Term | Leverage stated | Rate or fee stated |
|---|---|---|---|---|
| Fix and Flip | $50,000 to $3,000,000 | 12 to 24 months | Up to 90% of purchase price, up to 100% of renovation costs, up to 75% of ARV | None |
| Ground Up | $100,000 to $2,000,000 | 12 to 24 months | Up to 90% of purchase price, up to 100% of renovation costs, up to 75% of ARV | None |
| Bridge | $100,000 to $3,000,000 | 12 to 24 months | Up to 90% of purchase price | None |
| DSCR / Rental | $50,000 to $2,000,000 | Up to 30 years | Up to 80% of purchase price; cash-out up to 75%; interest-only up to 75%; rental income must cover payments by at least 20% | None |
| Acquisition (2024 copyright page) | $50,000 to $2,000,000 | Up to 24 months | Loan-to-cost up to 90%; no minimum credit score; personal guarantee required | None |
Four “recent deals” on the homepage give the only price-adjacent data: a $975,000 bridge loan for 12 months (Fairmount), a $180,000 ground-up loan for 12 months, a $159,000 fix-and-flip loan for 6 months (Point Breeze) and a $200,000 ground-up loan for 12 months. The 6-month term sits below the 12-month minimum on the fix-and-flip page, another sign the site is not one consistent document. None shows a rate.
What is missing matters for a borrower. The footer says “quick, fair, and competitive rates,” and the About page contains “Apply with us today for a loan of up to $2M and interest rates as low as X%.” That last sentence is template text left in place. A borrower comparing lenders therefore cannot compare cost without an application. For a reference on how much even a published rate leaves out, see our Acra Lending HMDA review: HMDA shows note rates there, but no points or fees.
What the public datasets do and do not show
- HMDA (FFIEC filer lists, 2023 to 2025): the only name containing “bluebird” is Bluebird Home Loans LLC in 2024 and 2025, none in 2023. Business-purpose loans fall outside most HMDA reporting, so absence is expected for an investor lender and says nothing about size. We do not estimate Bluebird's volume.
- SEC EDGAR: 0 full-text hits for “Bluebird Lending,” 0 when limited to Form D, and 0 entries in the company-name search for “bluebird lending.” We therefore see no registered or Regulation D offering under that name. The lender's site has an “Investors Login” link, so it may take outside money privately; we cannot see terms, size or returns.
- CFPB complaints: 0 results for the search term “bluebird lending” (the database is built from consumer complaints, and business-purpose borrowers often fall outside it).
- GLEIF: the LEI that HMDA ties to the Boise company belongs to BLUEBIRD HOME LOANS LLC, status ACTIVE. We found no LEI under the Bluebird Lending name.
- Pennsylvania licensing and entity records: not opened. We make no statement on whether any license is required or held for these loans.
Court record
Two dockets name the lender. We read the federal docket through PacerMonitor's copy of the PACER record (last updated November 6, 2026 11:59 PM EST) and a 2021 answer filed in Philadelphia. Only companies and case numbers are listed here, and the docket labels are not findings.
| Case | Court | Bluebird party | What the record shows |
|---|---|---|---|
| 2:26-cv-03465 | U.S. District Court, Eastern District of Pennsylvania | Bluebird Lending LLC; Bluebird Lending I, LLC; Bluebird Lending II, LLC; Bluebird Lending III, LLC (defendants, with one individual) | Nature of suit 190 Contract - Other Contract; cause 18:1962 Racketeering (RICO) Act; filed May 20, 2026 by removal from Philadelphia Common Pleas 260201255; 24 parties listed; motion to dismiss June 8, 2026; RICO case statement July 6, 2026; hearing August 25, 2026; no ruling shown as of November 6, 2026 |
| 210302507 (March Term 2021) | Philadelphia County Court of Common Pleas | Bluebird Lending I, LLC (caption changed from Bluebird Lending LLC by praecipe on May 14, 2021) | Answer with new matter and cross-claims filed May 19, 2021; the answer denies that Bluebird hired the contractor entities for work at the property in suit |
What this means: a RICO label in a contract-type suit is the plaintiffs' pleading, and the defendants have asked the court to dismiss it. If the motion is granted in full the case may end or be re-filed; if denied it moves to discovery. We have not read the complaint and do not say what the 19 plaintiffs claim. Two further collection-type suits by Bluebird entities (Philadelphia, 2025) appeared in aggregator listings, but we could not open them and do not use them.
How we reached the rating
We give 3.0 out of 5. This is a judgment on documents, not a view of loan quality.
- For: clear published loan sizes, terms and leverage on four products; a real address and telephone number; a record in court dockets back to 2021; no SEC, CFPB or HMDA record that contradicts the site.
- Against: no rate or fee on the site, with a visible placeholder; pages that disagree on limits; no regulator record we could open; a pending federal suit against the lender and related entities; nothing independently measuring volume or borrower outcomes.
- Unknown: license status, loan volume, default or foreclosure practice, and how investors in its funds are treated.
What a reader can do with this
- Ask for a written term sheet before any appraisal or deposit showing rate, points, origination and draw fees, extension cost and prepayment terms, then compare it to at least two other quotes.
- Ask which entity lends. The docket shows four Bluebird Lending entities. Your closing documents name one; check it matches the one you were quoted.
- Check the license for your property's state at the state regulator or NMLS Consumer Access, not from this page.
- Read the docket for 2:26-cv-03465 on PACER or the Eastern District of Pennsylvania site and see whether the motion to dismiss was decided.
- Compare against lenders that do publish data. Our Constructive Loans review uses SEC filings from its parent, and Kiavi's published terms are in our Kiavi review.
