Quick Answer
Loan Ranger Capital is an Austin, Texas direct hard money lender; its site gives 5000 Plaza on the Lake, Suite 320, Austin, Texas 78746, and says it lends for flips and construction in Kansas, Missouri, Oklahoma, Tennessee and Texas. As of November 7, 2026 it publishes fix-and-flip rates "as low as 8.50%", up to 75% of ARV and up to 92.5% LTC on loans of $75k to $5M. Its pages contradict each other: the fix-and-flip page lists a 660 minimum credit score while the FAQ says "We do not have a minimum credit score". Outside its own site we found three primary records. Saluda Grade's Form ABS-15G exhibits show 10 Loan Ranger Capital LLC loans ($3,225,128.15, 1.29%) in the 2024-RTL5 trust and 14 loans ($8,328,025, 4.1%) in the 2025-NPL2 trust; one $455,000 asset from Loan Ranger Capital Investments LLC was repurchased or replaced in the 2021-RTL1 trust (report filed November 14, 2024). A related Austin fund, Loan Ranger Capital Investments, LLC, told the SEC on January 29, 2021 that it had sold $84,368,779 of interests to 136 investors. The lender does not appear on the 2024 or 2025 HMDA filer lists.
Key Takeaways
- Published terms (November 7, 2026): fix-and-flip from 8.50%, new construction from 9.50%, bridge from 9.99%, rental/DSCR from 6.50%; loans $75k to $5M; first liens only; personal guarantee required; lends to businesses, not individuals.
- Its own pages conflict: 660 minimum score versus no minimum; terms of 6-24 months versus 6-12 months; draws under 24 hours versus one to five business days; closing in 24 hours versus about one week.
- Securitization record: Saluda Grade reports name Loan Ranger as originator of 10 loans ($3,225,128.15) in 2024-RTL5 and 14 loans ($8,328,025) in 2025-NPL2, 24 loans and $11,553,153.15 together (our arithmetic).
- Repurchase: one $455,000 asset (0.20% of the $227,500,000 2021-RTL1 trust) from Loan Ranger Capital Investments LLC was subject of a demand and repurchased or replaced in the report for the period ended September 30, 2024.
- Capital: a Form D filed January 29, 2021 by Loan Ranger Capital Investments, LLC, a pooled investment fund in Austin, reports $84,368,779 sold to 136 investors with a $100,000 minimum.
- Not found: the lender is not a HMDA filer in 2024 or 2025, so there is no public loan count for it from that dataset.

What we could and could not verify
Aggregator pages repeat large recorded-mortgage and volume estimates for this lender. Those are third-party estimates, and we did not use them. What we did use is limited to documents we saved: the lender's own web pages, SEC filings and two federal lists. Two things we did not obtain are worth stating plainly: we could not run a Texas court docket search (the CourtListener search needs a login), so this page makes no statement about litigation, either way; and we did not look up Texas licensing, so we say nothing about it.
Published terms, read November 7, 2026
The lender's pages are the only source for pricing, so they are quoted as claims. The site's home page carries a "noindex, nofollow" robots tag, and its footer says Copyright 2025.
| Program | Rate | Leverage | Other terms on the page |
|---|---|---|---|
| Fix & Flip | Rates as low as 8.50% | Up to 75% of ARV; up to 92.5% LTC | $75k - $5M; 6-24 month terms; Minimum Credit Score 660; 100% Reimbursement on Draws |
| New Construction | Rates starting at 9.50% | Up to 75% of LTARV; up to 90% LTC | Up to 70% of land value and 100% of the construction budget, capped at 75% of ARV |
| Bridge | Rates as low as 9.99% | Up to 75% of ARV | Home page: "Use the funds however you need" |
| DSCR Rental | Rates starting at 6.50% | Up to 80% LTV | 0 - 2% Points; 30-year fully amortizing or interest only; DSCR requirement averages 1.0 |
On fees, the FAQ says it will "Occasionally" finance loan points, and the fix-and-flip page says only "Flexible Points". No origination fee, draw fee or exit fee figure is published for flips, so a borrower cannot compute total cost from the website; get a term sheet. The FAQ adds that the loans carry no prepayment penalty on flips and new construction, require a personal guarantee, and are made only to businesses for non-owner-occupied property.
Where the lender's pages disagree
| Topic | One page says | Another page says |
|---|---|---|
| Credit score | Fix-and-flip page: Minimum Credit Score 660 | FAQ: We do not have a minimum credit score |
| Term | Fix-and-flip page: 6-24 month terms | FAQ: 6-12 month interest only loans |
| Draw speed | How We Work: draws average less than 24 hours | FAQ: the draw process typically takes about one to five business days |
| Closing speed | Home page: close in as little as 24 hours | FAQ: Most loans close in roughly one week |
None of these is a sign of anything improper; marketing pages and FAQs are often written at different times. They do mean the quoted rate and leverage are best cases, and the written term sheet is the document that counts. The FAQ also says it will not lend 100% of cost ("we will require cash in the deal") while the flip page shows 92.5% LTC as the ceiling, which is consistent.
The independent record: Saluda Grade securitization reports
Saluda Grade Mortgage Funding LLC (CIK 0001831646) files Form ABS-15G exhibits listing, for each trust, the originators of the loans and any asset that was the subject of a repurchase demand. Loan Ranger appears in four of its exhibits (we also cover the same securitizer in our Builders Capital review).
| Trust (closing date) | Name as filed | Loans | Balance | Share of trust | Report period / filed |
|---|---|---|---|---|---|
| 2024-RTL5 (03/22/2024) | Loan Ranger Capital LLC | 10 | $3,225,128.15 | 1.29% of $250,000,000 | Dec 31, 2024 / Feb 7, 2025 (same 10 loans in the Nov 14, 2024 report) |
| 2025-NPL2 (05/06/2025) | Loan Ranger | 14 | $8,328,025 | 4.1% of $201,044,193 | Dec 31, 2025 / Feb 6, 2026 |
| 2021-RTL1 (10/12/2021) | Loan Ranger Capital Investments LLC | 0 reported | $0 | 0% | Sept 30, 2024 / Nov 14, 2024: 1 asset, $455,000 (0.20% of $227,500,000), subject of demand and repurchased or replaced |
| 2022-RTL2 and 2024-RTL4 | Loan Ranger Capital Investments LLC / Loan Ranger Capital LLC | 0 | $0 | 0% | Sept 30, 2024 / Nov 14, 2024 |
Reading it carefully. First, the filings use three spellings (Loan Ranger Capital Investments LLC, Loan Ranger Capital LLC, Loan Ranger) and we have no document that ties each to the lender on loanrangercapital.com; the Austin Form D filer carries the first name, which is why we treat them as related, not proven identical. Second, a repurchase or replacement is a mechanism in a deal's representations and warranties, and the exhibit gives no reason, so it is not evidence of default. In the report for the period ended June 30, 2024 the same trust showed one $4,748,760 demand against a different originator, so this is a routine line in these reports. Third, the trusts were partly cash when these reports were written (2024-RTL5 shows a $97,141,747.17 prefunded cash amount, 38.86%, and the 2021-RTL1 and 2022-RTL2 exhibits say the assets were primarily cash with no mortgage loans), so a 0 for Loan Ranger in those two trusts does not show whether it sold loans into them. Fourth, the 24 loans in the two trusts total $11,553,153.15 (our arithmetic), small next to any lifetime volume the lender claims; its site says it has "funded more than 7,500 flips", which we cannot test with these records. We say nothing about the 2025-NPL2 trust beyond its name because we did not read its offering documents.
Form D: the Austin funds
Two related issuers share the lender's name and an Austin address (1800 E. 4th St., Unit 170 in the 2020 and 2021 filings).
| Issuer (CIK) | Filed | Type | Sold | Investors | Notes |
|---|---|---|---|---|---|
| Loan Ranger Capital Investments, LLC (0001693582) | December 30, 2016 | Other Real Estate; Rule 506(b) | $0 | 0 | Accession 0001693582-16-000001 |
| Loan Ranger Capital Investments, LLC (0001693582) | January 29, 2021 | Pooled Investment Fund; Rule 506(b) | $84,368,779 | 136 | Date of first sale December 31, 2016; $100,000 minimum; no sales commissions; no non-accredited investors; accession 0001693582-21-000002 |
| Loan Ranger Capital Investments REIT, LLC (0001834168) | December 4, 2020 | Pooled Investment Fund; Rule 506(b) | $0 | 0 | Offering $125,000; $1,000 minimum; $6,250 sales commissions; accession 0001834168-20-000001 |
A Form D is a notice, not an audit: the $84,368,779 is the amount the issuer said had been sold as of its filing and says nothing about returns or where the money went. Neither CIK has filed anything since (EDGAR lists only these Form D filings), so the 2021 number is almost six years old. It does show that outside investors, not only the founders, funded a vehicle with the lender's name.
HMDA and licensing: what a missing record means
We searched the 2024 filer list (4,927 institutions) and the 2025 list (4,791) from the FFIEC; no institution has "ranger" in its name. The only Global LEI record we found for the name is Loan Ranger Acquisitions, LLC in St. Petersburg, Florida, with status LAPSED since a renewal date of April 16, 2022; it is on neither HMDA list and we found nothing linking it to the Austin lender. So there is no HMDA loan count for Loan Ranger Capital. The lender states that it lends only to businesses for non-owner-occupied investment property; we do not infer anything about its reporting duty from that, and we did not check Texas licensing databases.
What a reader can do with this
- Ask for a written term sheet before applying and compare it with the website: credit score, term, leverage, points, draw fee and any extension fee.
- Ask which entity makes the loan and who services it; the securitization filings show loans from lenders like this can end up in trusts, which matters for any later modification request.
- Ask how the lender handles a workout if the loan is later sold to a trust.
- Compare at least two other hard money lenders. See our reviews of CV3 Financial Services, Builders Capital and Constructive Loans.
