Quick Answer
Nexera Holding LLC, which trades as Newfi Lending, originated 5,802 loans for $3.09 billion in the 2025 federal HMDA file, and 1,946 of them ($644.4 million, one third of its loans) were DSCR-type rental loans at a median note rate of 7.375%, making it the 24th-largest of 466 DSCR-type lenders in the United States, as of the data we read on October 28, 2026. Its DSCR median equals the national 7.375% (our arithmetic), but the profile differs: 96.3% of the loans came through someone other than the borrower, 21.1% were interest-only against 10.5% nationally, and 17.2% of decided applications were denied against 23.2%. California (345 loans), Florida (240) and Texas (150) lead. The CFPB database lists 10 complaints under the name, mostly on consumer home loans. We could not verify any licence.
Key Takeaways
- Scale: 10,661 HMDA records for 2025: 5,802 loans originated ($3,090,910,000), 2,604 withdrawn, 1,194 closed incomplete, 969 denied and 92 approved but not accepted. Of the originations 3,222 were owner-occupied homes, 2,463 investment properties and 117 second homes.
- DSCR-type book: 1,946 loans, $644,440,000, median loan $275,000, median note rate 7.375% (middle half 7.0% to 7.625%, 90th percentile 8.0%), median loan-to-value 70.0% against 73.8% nationally. 1,911 are 30-year loans and 35 are 40-year.
- Wholesale and interest-only: only 72 of the 1,946 loans (3.7%) were submitted directly to Nexera, against 37.2% nationally; 410 (21.1%) are interest-only, against 10.5%. Neither points, origination charges nor a prepayment term are reported on any of them.
- Trend: DSCR-type loans were 1,092 in 2023, 1,977 in 2024 and 1,946 in 2025, while the median rate fell from 8.625% to 7.75% to 7.375%. Its denied share of decided DSCR-type files doubled from 8.4% in 2024 to 17.2% in 2025.
- Record: 10 CFPB complaints under Nexera Holding LLC (eight on mortgages, two on credit reporting; five received in 2025), no EDGAR filings of its own, 13 rows naming it as originator in a Goldman Sachs securitization exhibit filed August 13, 2026, and a GLEIF record whose identifier has lapsed since 2021.

Who Nexera Holding is, and what the public record shows
Nexera Holding LLC is a Delaware company created May 15, 2014, with its headquarters at 2200 Powell Street, Emeryville, California. The name an investor meets is Newfi Lending: a borrower form published on the Newfi wholesale site is headed “Nexera Holding LLC dba Newfi Lending”, and its own text says the lender “reserves the right to change the mortgage loan review process to a full documentation program”, the kind of wording used when a loan is approved on limited documents. We could not open the Newfi websites (both returned HTTP 403 to our requests on October 28, 2026), so we have not read its current program sheets or rate matrix. The earlier page of ours on DSCR lender legitimacy reached the same wall and describes Newfi as a wholesale and correspondent lender reached through brokers; the HMDA channel data below agree.

What the 2025 HMDA data show
Lenders above a size threshold report every mortgage application and loan under the Home Mortgage Disclosure Act (HMDA). We downloaded Nexera's complete 2025 file from the FFIEC data browser and compared it with the nationwide 2025 file.
| 2025 HMDA record | Records | Dollars | Share of 10,661 |
|---|---|---|---|
| Loan originated | 5,802 | $3,090,910,000 | 54.4% |
| Withdrawn by applicant | 2,604 | $1,458,990,000 | 24.4% |
| File closed for incompleteness | 1,194 | $591,470,000 | 11.2% |
| Application denied | 969 | $533,485,000 | 9.1% |
| Approved, not accepted | 92 | $44,120,000 | 0.9% |
Nexera is not only a DSCR lender. Of 5,802 originations, 3,222 (55.5%) were on owner-occupied homes ($2,044,060,000, median loan $425,000), 117 on second homes and 2,463 (42.5%) on investment properties ($951,945,000, median loan $285,000); 827 were second liens, 746 of them on owner-occupied homes. Its median note rate was 7.375% on owner-occupied and investment loans alike (our arithmetic). The DSCR-type loans are 79.0% of its investment-property loans but 33.5% of all originations. The remaining 517 investment loans mostly report a debt-to-income ratio (502), which means they were qualified on the borrower's income, not on the property's rent. Purchaser type 9, “other type of purchaser”, is recorded on 5,788 of 5,802 loans: Nexera sold nearly everything within the year, so it is a loan originator, not a lender that holds loans on its books for long. HMDA does not say to whom.
The DSCR-type book
HMDA has no DSCR field. We use the definition of our DSCR lenders ranked by loans page, unchanged: conventional, first lien, closed-end, one-to-four units, investment property, business purpose, no debt-to-income ratio reported and a term of 360 months or more. It returns the same 1,946 Nexera loans and ranks it 24th of 466 lenders.
| DSCR-type loans, 2025 | Nexera Holding | All lenders |
|---|---|---|
| Loans | 1,946 | 154,354 |
| Dollars | $644,440,000 | $48,301,340,000 |
| Median note rate | 7.375% | 7.375% |
| Middle half of note rates | 7.0% to 7.625% | 6.875% to 7.75% |
| Median loan | $275,000 | $225,000 |
| Median loan-to-value as reported | 70.0% | 73.8% |
| Loans with loan-to-value of 80% or more | 12.8% | 15.7% |
| Share submitted directly to the lender | 3.7% | 37.2% |
| Share with interest-only payments | 21.1% | 10.5% |
| Denied share of decided applications | 17.2% | 23.2% |
| Purchase / cash-out refinance / refinance | 43.0% / 45.7% / 11.3% | 42.4% / 37.1% / 16.5% |
Nexera's rate equals the national median, its loans are 22% larger than the median (our arithmetic) and its loan-to-value is lower, so the pricing is ordinary for the market and the difference is in who it lends to and how. It leans to cash-out refinances (889 of 1,946 loans), sells almost wholly through brokers and offers interest-only more than twice as often as the field. Of the 1,946 loans, 1,450 (74.5%) are on one-unit homes, 277 on two units, 101 on three and 118 on four. None is under $100,000, 231 are $100,000 to $149,999, 566 are $150,000 to $249,999, 845 are $250,000 to $499,999 and 304 are $500,000 or more; the largest is $2,275,000 and 35 are $1,000,000 or more.
Within its own loans the rate moves with size and loan-to-value, as it does elsewhere:
| Nexera DSCR-type loans, 2025 | Loans | Median note rate |
|---|---|---|
| Loan $100,000 to $149,999 | 231 | 7.625% |
| Loan $150,000 to $249,999 | 566 | 7.5% |
| Loan $250,000 to $499,999 | 845 | 7.125% |
| Loan $500,000 or more | 304 | 7.1875% |
| Loan-to-value under 60% | 359 | 7.125% |
| Loan-to-value 60% to under 70% | 382 | 7.25% |
| Loan-to-value 70% to under 80% | 956 | 7.375% |
| Loan-to-value 80% or more | 249 | 7.5% |
| Interest-only (410 loans) against not interest-only | 410 / 1,536 | 7.375% / 7.375% |
Interest-only does not change the median rate in this file. That the 70% to under 80% row is the sum of two bands (381 plus 575) is our arithmetic. HMDA shows no points or fees on any of these loans, so the note rate is a floor on the cost, not the cost.

Of the lenders around Nexera, only Citadel Servicing (the legal name of Acra Lending, see our Acra review) has a higher median rate, and only Commerce Home Mortgage is close on interest-only. Nexera is one of a group of wholesale lenders (Emporium TPO, The Loan Store, Logan Finance) that borrowers reach through brokers; our Emporium TPO review covers one. For lenders that deal directly with investors see Kiavi, Visio Lending and Lima One. For a wholesale lender with a similar size and a different product mix see BPL Mortgage.
Where Nexera lends
Nexera made DSCR-type loans in 44 states. California, Florida and Texas hold 735 of 1,946 loans, 37.8% (our arithmetic).

| California | 345 | 13,295 | 9th of 166 | 7.125% | 7.125% |

| Ohio | 75 | 8,935 | 24th of 121 | 7.5% | 7.625% |
It matters most in Arizona, where it is the sixth-largest DSCR-type lender, and in California. See DSCR loans in California, Arizona, Florida and Texas for those markets. In no big state is its median rate more than 0.125 of a point from the others', which says its pricing follows the market and that, within a state, a quote far from these medians deserves a question.

Total volume more than doubled from 2023 to 2025 (2,780 to 5,802 loans, our arithmetic), but the rental-loan part stopped growing in 2025 (1,977 to 1,946) and its share fell, because the owner-occupied and other lines grew faster. The 2025 rate is 0.375 of a point below 2024 and 1.25 points below 2023. The denied share doubling is the figure to ask about; HMDA does not say whether it reflects tighter rules, more applications from weaker files or a change in how files were routed. Treat the three years as a trend of the reported data, not a like-for-like series: the 2023 and 2024 files are the FFIEC one-year data and 2025 is the snapshot, and part of a change can come from reporting.
Applications and denials
Nexera decided 2,351 DSCR-type files (1,946 originated, 405 denied), a denied share of 17.2%. Across all its products the denied share was 14.3% (969 of 6,771 decided files). The first-listed reason on the 405 DSCR-type denials was “other” in 248 cases, collateral in 90, credit history in 28, unverifiable information in 12, an incomplete credit application in 10, insufficient cash in 10 and debt-to-income ratio in 7 (HMDA reason codes). Collateral was the first reason in 22% of the denials (our arithmetic). Applicants also walked away: 2,604 files across all products were withdrawn by the applicant, 24.4% of all records, and 92 were approved but not accepted.
Cost in dollars: our arithmetic
A 30-year, fully amortizing loan of $275,000 (Nexera's DSCR median) costs $1,899.36 a month at 7.375% (its median), $1,875.98 at 7.25% and $2,017.85 at 8.0% (its 90th percentile). The gap between 7.375% and 7.25% is $23.38 a month, $280.56 a year. On the same loan interest-only at 7.375% costs $1,690.10 a month, $209.26 less than amortizing, but the balance stays at $275,000 at the end of the interest-only period, and HMDA does not record how long that period lasts. All figures are before points, fees and any prepayment premium, which HMDA does not report for these loans.
Complaints: ten, mostly on consumer loans
On October 28, 2026 the CFPB Consumer Complaint Database returned 10 complaints for the company name “Nexera Holding LLC” (a search across all fields for “Nexera” also returned 10; “Newfi” and “Newfi Lending” returned none). The database was last updated October 28, 2026, and a control search worked (Rocket Mortgage returned 9,655).
| Received | Product | Issue | State | Company response |
|---|---|---|---|---|
| December 10, 2016 | Conventional adjustable mortgage | Credit decision / underwriting | Arizona | Closed with monetary relief |
| August 24, 2020 | Conventional home mortgage | Applying for a mortgage or refinancing | California | Closed with explanation |
| December 16, 2021 | Conventional home mortgage | Applying for a mortgage or refinancing | Michigan | Closed with non-monetary relief |
| September 11, 2023 | Conventional home mortgage | Delays in the application process | Oregon | Closed with explanation |
| January 29, 2025 | Conventional home mortgage | Closing: changes in loan terms during or after closing | Texas | Closed with explanation |
| February 28, 2025 | Conventional home mortgage | Closing: changes in loan terms during or after closing | Texas | Closed with explanation |
| April 3, 2025 | Credit reporting | Incorrect information on your report | Washington | Closed with explanation |
| August 10, 2025 | FHA mortgage | Trouble during payment process: loan sold or transferred | Georgia | Closed with explanation |
| September 5, 2025 | Other personal consumer report | Problem with a company's investigation into an existing issue | California | Untimely response |
| April 22, 2026 | Conventional home mortgage | Closing: closing disclosure or related disclosures | Arizona | Closed with explanation |
Read these with care. Eight of ten concern mortgages and two concern credit reporting, none is a business-purpose rental loan by its product label, and the database collects complaints on consumer financial products: Regulation Z exempts “an extension of credit primarily for a business, commercial or agricultural purpose” (12 CFR 1026.3(a)(1)), and Nexera's DSCR loans are business-purpose. The complaints therefore describe its owner-occupied side (55.5% of its loans) and say little about its investor loans. Five of the ten arrived in 2025, two of them about changes in loan terms at closing and one about a loan being sold or transferred, and one reply was marked untimely. Ten complaints against a lender of this volume is a small number, and we did not review the complaint texts. We did not search state attorney-general or court records or review sites, so this page makes no statement about them.
Two mentions in SEC filings
Nexera is not an SEC registrant, but it appears in two kinds of SEC filing. First, an exhibit to a Form ABS-15G filed August 13, 2026 by Goldman Sachs Mortgage Securities Corp. (accession 0000929638-26-003018) lists Nexera as an originator in 13 rows across 10 Goldman Sachs Mortgage Backed Securities trusts, including 2021-GR2, 2022-PJ2, 2022-NQM1, 2022-INV1, 2022-LTV2, 2023-PJ4, 2024-PJ5, 2024-HE1, 2025-CES1 and 2025-NQM2: 109 loans and $100,191,270 of principal balance in total (our arithmetic). No demand or repurchase amount is shown on any of those rows. The largest is 2025-NQM2, with 26 loans (4.15% of the pool). Trust names such as NQM (non-qualified mortgage), INV (investor) and HE (home equity) suggest Nexera loans of several types were sold into private securitizations; the exhibit itself does not say what the loans were. Second, a Form 8-K filed March 17, 2023 by PennyMac Financial Services (accession 0001104659-23-033474) lists Nexera Holding LLC among the “Assignee Buyer” parties to credit-facility assignments dated March 16, 2023 from Credit Suisse entities; the filing does not say what Nexera owns or pays. We draw no conclusion from either filing beyond that the company appears in them.
Licences
We have no licence data to report: the Newfi websites returned HTTP 403 to us and we found no primary document stating an NMLS ID or a state licence list. We did not verify any licence for Nexera Holding LLC or Newfi Lending. Look up the company on NMLS Consumer Access and your state regulator before you rely on a quote; a business-purpose lender does not need a licence in every state, and the broker you work with has its own.
What HMDA does not show
- No pricing beyond the note rate. Points, origination charges and the prepayment penalty term are blank on all 1,946 DSCR-type loans. Ask for them in writing.
- No DSCR, no credit score. HMDA has no debt-service-ratio field, so the DSCR-type label is our proxy, and the credit-score fields give the scoring model used, not the score.
- No funding source. The file says the loans were sold; it does not say who funds them before sale or who buys them.
- No 2026 data. The 2025 file is the newest complete year; 2026 loans appear in 2027.
What a reader can do with this
- Ask your broker who the lender on the note will be. 96.3% of Nexera's DSCR-type loans came through a third party. The same broker may quote several wholesale lenders, so ask which one you are being priced on.
- Use the numbers as a cross-check, not a quote. A 30-year rental quote near 7.375% is in line with Nexera's 2025 median; one above 8.0% was in the top tenth of its loans. Loans between $100,000 and $250,000 priced higher (7.5% to 7.625%) than loans of $250,000 or more (about 7.125%).
- Ask for the full price in writing: rate, points, origination and underwriting fees, the prepayment premium, the rate-lock period and the length of any interest-only period.
- If you want interest-only, ask how long it lasts. About one in five Nexera loans has it, twice the national rate.
- Ask what the broker is paid. The broker's fee is not in HMDA.
- Get a second quote the same day from a direct lender. See Kiavi, Visio Lending, Lima One and our guide is this DSCR lender legit?.
