Quick Answer
United Wholesale Mortgage (UWM) is the largest lender on investment-property loans in the 2025 federal HMDA file: 31,209 originated loans for $8.29 billion, of which 14,836 were DSCR-type loans (9.6% of the 154,299 nationally, first among 466 lenders), and none of the 31,209 was submitted directly to UWM, as of the data we read on October 30, 2026. UWM's DSCR-type loans carried a median note rate of 7.625% on a median loan of $175,000, 0.35 of a point above the 7.275% median of all other lenders (our arithmetic). What we cannot give you is UWM's current DSCR product terms: its 10-K for 2025 never uses the words DSCR, rental or investment property, and uwm.com returned HTTP 403 to every request we made, so the only product description we could read is from 2022 and 2023 trade-press reports. The CFPB complaint database lists no complaint under any UWM name, a zero that says less than it seems because UWM sells only through brokers and business-purpose loans fall outside the consumer rules.
Key Takeaways
- Scale: UWM originated 31,209 loans on investment property in 2025 for $8,289,345,000, 7.4% of its 422,120 originated loans (our arithmetic) and 5.0% of the 623,571 investor loans originated by all 4,220 lenders in the file. Only Kiavi Funding (25,528) comes close by count; Rocket Mortgage is third with 13,753.
- Three kinds of loan inside the 31,209: 14,836 DSCR-type loans (conventional, business purpose, no debt-to-income ratio reported, 30 years), 12,325 30-year loans that do report a debt-to-income ratio (the agency-style investor loan) and 4,048 others, including 1,240 second-lien lines of credit and 1,949 15-year loans (our arithmetic).
- Price: the DSCR-type loans had a median note rate of 7.625% (middle half 7.125% to 8.125%) against 7.275% for all other lenders, and the gap holds in every loan-size band. On a $175,000 loan that is $41.86 a month, $502.34 a year (our arithmetic). The agency-style loans priced at 6.999%, the same as the national median.
- Broker-only is a fact, not a slogan: 0 of 31,209 investor loans were submitted directly to UWM, and the 10-K says it originates “exclusively through the wholesale channel”. You cannot apply to UWM; a mortgage broker has to submit the file.
- What is not public: the 10-K gives no DSCR, non-QM or investor volume. It lumps “non-qualified mortgage products” with jumbo loans and construction loans in a $15.9 billion bucket, 9.7% of its 2025 volume (our arithmetic), and HMDA shows no points, fees or prepayment terms on any of the 31,209 loans.
- Record: zero complaints in the CFPB database under three UWM name searches (database through October 28, 2026; Rocket Mortgage returns 9,677). The 10-K discloses a state attorney-general suit in Ohio, served April 2025, that alleges UWM steered brokers' borrowers into higher pricing; UWM denies it. The Two Harbors merger it announced in December 2025 was terminated, per the 10-Q for June 30, 2026.

What UWM is, and why you cannot apply to it directly
UWM is not a DSCR specialist. It is the country's largest mortgage lender, and it sells to mortgage brokers, not to borrowers. Its 10-K says it is the largest overall residential mortgage lender “despite originating loans exclusively through the wholesale channel”, and explains the choice: “we do not work directly with the borrower during the mortgage loan financing process.” In the first nine months of 2025, per UWM's text quoting Inside Mortgage Finance, it originated 42.5% of the loans closed through the wholesale channel and 8.4% of all first-lien mortgages closed in every channel.

Two practical consequences. First, the price you are quoted comes from the broker's rate sheet, so the broker's compensation is part of your cost and is not in any federal file. Second, if you shop UWM you shop it through each broker separately: two brokers can submit to the same lender with different margins. For a direct lender to compare, see Kiavi, Visio Lending or Lima One.
What the 2025 HMDA file shows: 31,209 investor loans
Lenders above a size threshold report every mortgage application and loan under the Home Mortgage Disclosure Act (HMDA). We downloaded UWM's complete 2025 file from the FFIEC data browser (all states, all actions) and kept the records coded as investment property. UWM originated 422,120 loans of all occupancy types in 2025, so investor loans were 7.4% of its originations (our arithmetic). As a check, the 10-K's $163,446,463 thousand of volume at an average loan of $388 thousand implies roughly 421,000 loans (our arithmetic), in line with the file.
| UWM investment-property records, 2025 | Records | Dollars | Share of 47,905 records |
|---|---|---|---|
| Loan originated | 31,209 | $8,289,345,000 | 65.1% |
| Application denied | 9,244 | $2,844,240,000 | 19.3% |
| Withdrawn by applicant | 5,022 | $1,383,020,000 | 10.5% |
| File closed for incompleteness | 1,895 | $568,745,000 | 4.0% |
| Approved, not accepted | 496 | $140,250,000 | 1.0% |
| Purchased loan | 39 | $15,695,000 | 0.1% |
All 31,209 originations carry the business-purpose flag, and none reports a prepayment-penalty term, discount points, origination charges or total loan costs. The file therefore cannot tell you what a UWM investor loan costs beyond its note rate.
The label “investor loan” covers three different products, and mixing them hides the pricing. HMDA has no DSCR field, so we label by what is reported. A DSCR-type loan is a conventional, first-lien, closed-end, business-purpose loan on a one-to-four-unit property with a term of 30 years and no debt-to-income ratio reported; the same definition is used on our DSCR lenders ranked by loans page, and it gives UWM the same 14,836 loans.
| UWM originated investor loans, 2025 | Loans | Dollars | Median note rate | Median loan |
|---|---|---|---|---|
| DSCR-type (no debt-to-income ratio, 30 years, conventional) | 14,836 | $3,362,560,000 | 7.625% | $175,000 |
| 30-year, debt-to-income ratio reported (agency-style investor loan) | 12,325 | $3,887,675,000 | 6.999% | $245,000 |
| All other (second-lien lines, other terms, FHA and VA) | 4,048 | $1,039,110,000 | not computed | not computed |
| All investor loans | 31,209 | $8,289,345,000 | 7.375% | $205,000 |
The 12,325 agency-style loans were sold mostly to Freddie Mac (6,922) and Fannie Mae (3,073). The DSCR-type loans are a different business: only 2 went to an agency (Freddie Mac).
DSCR-type loans: where UWM prices against the market
UWM made 14,836 of the 154,299 DSCR-type loans in the country (9.6%), more than twice the 7,110 of the second lender, Champions Funding, and its 14,836 loans are worth $3.36 billion. The ten largest lenders made 42.2% of all DSCR-type loans (our arithmetic). The two comparison groups below exclude UWM's own loans from the rest of the market.
| DSCR-type loans, 2025 | UWM | All other lenders |
|---|---|---|
| Loans | 14,836 | 139,463 |
| Median note rate | 7.625% | 7.275% |
| Middle half of note rates | 7.125% to 8.125% | 6.875% to 7.75% |
| Median loan | $175,000 | $225,000 |
| Interest-only payments | 0 loans | 10.5% of all DSCR-type loans nationally |
| Median loan-to-value as reported | 75.0% (middle half 65.0% to 79.999%) | not computed |
| Purpose | 7,483 purchase; 6,062 cash-out refinance; 1,291 refinance without cash out | not computed |
UWM's median loan is smaller than the market's, and smaller loans cost more everywhere, so we also compared like with like by loan size.
| DSCR-type loan size, 2025 | UWM loans | UWM median note rate | Other lenders' median note rate | Other lenders' loans |
|---|---|---|---|---|
| Under $100,000 | 3,520 | 7.875% | 7.75% | 8,776 |
| $100,000 to $149,999 | 2,644 | 7.75% | 7.4995% | 24,080 |
| $150,000 to $249,999 | 4,445 | 7.5% | 7.25% | 43,531 |
| $250,000 to $499,999 | 3,113 | 7.5% | 7.25% | 41,379 |
| $500,000 to $999,999 | 932 | 7.5% | 7.25% | 17,203 |
| $1,000,000 and over | 182 | 7.625% | 7.125% | 4,494 |
In every band UWM's median is 0.125 to 0.5 of a point above the other lenders'. Size explains part of the overall gap: 41.5% of UWM's DSCR-type loans are under $150,000 against a market where the median loan is $225,000 (our arithmetic). It does not explain all of it. HMDA reports the note rate only: points, lender credits and the broker's compensation are blank or outside the file, so a higher note rate can come with lower points and the reverse. Use the table to test a quote, not to rank UWM.
Who ends up holding the loans
HMDA records who bought the loan within the year. Of the 14,836 DSCR-type loans, 8,935 (60.2%) were sold to a commercial bank, savings bank or savings association, 4,172 (28.1%) to a credit union, mortgage company or finance company, 1,727 (11.6%) show no sale in 2025 and 2 went to Freddie Mac (our arithmetic). HMDA does not name the buyers or say whether they securitise. UWM's 10-K says about 90% of all its loans go to Fannie Mae, Freddie Mac or Ginnie Mae, with the remainder being “primarily” non-agency jumbo loans, construction loans and “non-qualified mortgage products”, so the DSCR loans sit in the other 10%.
Where UWM lends: first in 27 states
UWM made DSCR-type loans in 50 of the 51 jurisdictions (the 50 states and the District of Columbia) and ranks first by count in 27 of them. The table shows its twelve largest states by DSCR-type loans.

Michigan is the strongest home market: UWM made 31.1% of the state's DSCR-type loans (1,484 of 4,773, our arithmetic) and priced them at the highest median in the table, 8.125%. See our state pages for Michigan, Ohio, Texas and Florida. The same ranking in Ohio and Pennsylvania appears on the BPL Mortgage review and the Champions Funding review.
Applications and denials
Of the 40,453 investor files UWM decided (originated or denied), 9,244 were denied, 22.9%, against 13.4% for its loans on principal residences and 20.1% for all lenders' investor files (our arithmetic). The first-listed denial reason was collateral in 3,756 denials (40.6%), debt-to-income ratio in 2,720 (29.4%), insufficient cash in 903 (9.8%), “other” in 856 (9.3%), credit history in 646 (7.0%) and unverifiable information in 351 (3.8%). A further 5,022 files were withdrawn by the applicant, 10.5% of all investor records. HMDA does not say how many denied files were DSCR-type: denied files carry no loan term, so we do not split them. Our denial-rate page has the state view.
What UWM publishes about its DSCR product, and what we could not verify
This is the section a review usually fakes, so here is the evidence we have. UWM's own pages are not readable by us: uwm.com returned HTTP 403 to curl and to our fetch tool on the product pages, and the Internet Archive refused our request. The product we are asking about is called Investor Flex, and we know of it from two trade-press reports.
| Date | What was reported | Source and how solid it is |
|---|---|---|
| March 23, 2022 | UWM announced Investor Flex, a 30-year fixed DSCR loan for investors on purchases and refinances up to $2 million, usable for up to 20 properties, qualifying the borrower on monthly rental income; UWM said it would also be offered for short-term rentals | HousingWire, quoting a UWM statement. Secondary source, more than four years old |
| July 26, 2023 | UWM expanded to four DSCR options: loans from $50,000 to $2 million, a minimum credit score of 620 depending on loan type, up to 80% loan-to-value, and appraisals from two different appraisers above $1.5 million | HousingWire. Secondary source; terms are from 2023 and are not confirmed as current |
| Filed 2026, fiscal year 2025 | UWM's 10-K for 2025 never uses the words DSCR, rental, non-owner or investment property. It lists “non-qualified mortgage products” inside “Jumbo and other”: $8.1 billion of purchase and $7.8 billion of refinance volume in 2025 | SEC filing. Primary, but it does not separate DSCR from jumbo, construction or home-equity lines |
HMDA gives one hard cross-check on the 2023 report. The 2025 DSCR-type loans in the file have a median loan-to-value of 75.0% and a 75th percentile of 79.999%, consistent with a cap at 80%; the median loan, $175,000, sits well inside the $50,000 to $2 million range, and 182 loans were $1,000,000 or more. That is consistency, not confirmation. Nothing in a federal file confirms the credit-score floor, the debt-service-coverage minimum, the prepayment terms or the states where brokers may offer the product. Ask the broker for UWM's current matrix in writing, with its date.
Complaints and the court record
On October 30, 2026 we searched the CFPB Consumer Complaint Database, whose latest complaint was received October 28, 2026, for “United Wholesale Mortgage”, “UWM” and “United Wholesale” in the company field. Each returned zero complaints, as did a search for “United Wholesale” across all fields. Searches for the words “wholesale” and “Pontiac” returned only unrelated companies. Control searches returned results: Rocket Mortgage 9,677, CrossCountry Mortgage 1,737, Guaranteed Rate 834, Lima One 40, Kiavi 25 and Champions Funding 15.
Zero needs a careful reading. The database covers consumer financial products, and Regulation Z exempts credit extended primarily for a business, commercial or agricultural purpose (12 CFR 1026.3(a)(1)), which is how all 31,209 of UWM's investor loans are flagged. Borrowers also deal with brokers, not with UWM, and may complain to the broker or the servicer. The zero measures where complaints are filed, not how borrowers were treated.
The court record is in UWM's own filings. The 10-K describes, and UWM denies, these matters:
- A putative class action filed April 2, 2024 in the U.S. District Court for the Eastern District of Michigan alleges that UWM improperly influenced brokers in its network to steer borrowers to UWM at pricing and fees above competitors'. An order of September 30, 2025 dismissed nearly all claims and dismissed UWM's parent company, an affiliate and its chief executive from the case. The 10-Q for June 30, 2026 reports further rulings on class allegations in July 2026.
- The State of Ohio, through its attorney general, filed a complaint served on UWM on April 17, 2025 in the Court of Common Pleas of Montgomery County, Ohio, that the 10-K says largely mirrors the Michigan allegations under Ohio law and seeks money damages and injunctive relief. UWM filed motions to dismiss; the 10-K lists the last on January 6, 2026. The 10-Q we saved does not mention the Ohio case, so we could not confirm its current status. Ohio is UWM's fifth-largest state for DSCR-type loans.
- Class actions over appraisal fees (California and Florida) and website tracking (California).
None of these is a finding. They matter to an investor for one reason: the Michigan and Ohio allegations are about how brokers and a wholesale lender interact on price, which is the single variable HMDA cannot show you.
Cost in dollars: our arithmetic
On a 30-year, fully amortizing loan of $175,000 (UWM's DSCR-type median), the payment is $1,238.64 a month at UWM's median rate of 7.625%, $1,196.78 at the other lenders' 7.275% and $1,208.68 at 7.375%, the median of all UWM investor loans. The gap between 7.625% and 7.275% is $41.86 a month, $502.34 a year (all our arithmetic, before points, fees and the broker's compensation, none of which HMDA reports for these loans). If your broker quotes you UWM at 7.625% on a $175,000 loan, you are paying the median; the question is what the same file costs elsewhere, same day.
What HMDA does not show
- No pricing beyond the note rate. Points, origination charges, lender credits and total loan costs are blank on all 31,209 loans, and so is the prepayment-penalty term.
- No DSCR, no credit score, no reserves. There is no debt-service-ratio field in HMDA, so “DSCR-type” is our label, built from the term and the missing debt-to-income ratio.
- No broker. The file says the application was not submitted directly; it does not name the broker or the broker's fee.
- No 2026 loans. The 2025 file is the newest complete year; 2026 loans appear in 2027. UWM's own volume rose in the first half of 2026, but its filings do not split out investor loans.
What a reader can do with this
- Treat UWM as a lender you reach through a broker. Ask three brokers for a written quote on the same file; compare the note rate, the points, the prepayment premium and the rate-lock period.
- Use the table as a test of a quote. On a $150,000 to $249,999 DSCR-type loan UWM's 2025 median was 7.5% against 7.25% for other lenders; a quote well above that for a strong file is a reason to ask why.
- Ask for UWM's current investor matrix with a date. Our only product description is from 2022 and 2023.
- Check your state. In Michigan, Texas, Illinois, Georgia, Missouri and Indiana UWM is first by count; in Ohio, California, Florida and New York other lenders lead.
- Get a direct quote the same day from a lender that underwrites its own files. See Kiavi, Visio Lending and Lima One, and our guide is this DSCR lender legit?. For market rates, see investment property mortgage rates.
