Where every number comes from, and how to cite it.
CrowdfundedWealth tracks non-traded REITs, interval funds, BDCs and real estate platforms from their SEC filings. It is a secondary source: useful for finding the filing, the figure and the change, and meant to be checked against the filing it links to. This page sets out how the numbers are built and dated, how to cite them, what we have got wrong, and how the site is paid.

What we track
A census of 288 non-listed vehicles registered with the SEC, rebuilt from EDGAR. Of those, 193 have a public vehicle file today (61 non-traded REITs, 30 interval and other non-traded funds, 62 non-traded BDCs, 40 other non-traded vehicles): a vehicle qualifies once it has filed in the last twelve months and either tags its financial statements in XBRL or has a written read of ours. 98 of the files link to at least one of our written reads. Listed securities are excluded.
Around the files sit 257 research pages and reviews, and 210 CSV datasets built from tables in them (/data).
How each figure is sourced
From the issuer's own filings on EDGAR, not from sponsor marketing, platform dashboards or other websites. By kind of figure:

- Vehicle files are unadjusted. Figures are reproduced as the issuer tagged them, with a link to the filing behind each row. Nothing is rated; errors in the source carry through, which is why every row links out.
- Written reads cite by accession number. Where a figure is our own arithmetic (a ratio, a premium, an annualized rate) rather than the issuer's, the page should say so. If you find one that does not, that is a correction and we want it.
- What is not from a filing is named. Exchange prices, secondary-market trades and a platform's own statements are attributed to where they came from.
How pages are dated
- Vehicle files print “Data as filed · pulled” with the date the data was last retrieved from EDGAR, and each figure carries its own period end (“as of June 30, 2026”, “quarter to …”).
- Research pages and reviews print the publication date and, when the page has changed since, an “Updated” date. Individual figures are dated to the filing and period they come from.
- Corrections are dated on the page where they were made and indexed in the corrections log.
For a file, the date that matters is the period end and filing date of the figure you rely on; the page date only tells you when we last looked.
How to cite a CrowdfundedWealth table
Cite the SEC filing as the source and this site as where you found it. A format that keeps both, with the dates a reviewer will ask for:

Pages are updated when new filings land and corrected when we get something wrong, so keep a dated copy (print to PDF) of the page as you used it. Datasets are CC BY 4.0: credit “CrowdfundedWealth” with the page URL.
Data downloads
210 CSV datasets, each one a table from a research page, with the page listing its sources. They are free to reuse with attribution. The download button asks for an email and delivers the file immediately; the email is how we learn which datasets professionals use. Vehicle files are not yet downloadable as CSV; every row in them links to its filing.

Corrections
When a figure is wrong, it is replaced on the page with the one from the filing, and a dated note states what the page used to say. The note stays. The corrections log indexes all 36 of them, most recently on September 27, 2026 — including the ones that made a vehicle look worse than our first version did. To report one, email the page and the accession number to jeylabbb@gmail.com.
Independence: how the site is paid
CrowdfundedWealth is written by one author, who publishes as Jorge (about). It is not a registered investment adviser or broker-dealer, holds no financial licence, and nothing on it is investment, legal or tax advice (disclaimer). The site is paid in three ways, all disclosed where they appear:
- Affiliate commissions. Some links to platforms, lenders and services are affiliate links; if a reader signs up, the site may earn a commission at no cost to them. Every research page carries a disclosure line (affiliate disclosure).
- Referral fees. An advisor-matching questionnaire appears on some pages; the site is paid a referral fee when a reader completes it, and the box says so next to the button.
- A paid read. The Forensic Filing Read is a one-filing memo sold to the person who requests it. It is analysis, not advice, and it does not soften for the buyer: if the requester holds the vehicle, the read may be adverse to their position.
What the published disclosures commit to:
- Platforms are covered whether or not they have an affiliate program.
- Commission rates do not affect ratings, and a platform's problems are reported even if it has an affiliate program.
- Affiliate and paid links are marked as such on the page.
- Vehicle files carry no ratings and no adjustments: the issuer's numbers, linked to the filing.
Two past corrections were to our own statement that we earned nothing on a page; both are in the log.
