Quick Answer

As of October 19, 2026, UDR stock pays a common dividend of $0.145 per share per month, a $1.74 annualized rate that began with the July 31, 2026 payment. Before that it paid $0.435 a quarter. In the latest filed quarter, Q2 2026 (ended June 30, 2026), the $0.435 dividend was 68.0% of FFO as Adjusted (FFOA) of $0.64 and 72.5% of FFO of $0.60, but 77.7% of AFFO of $0.56 (our arithmetic). UDR's AFFO is not the same number as FFOA: AFFO subtracts recurring capital spending. Same-Store NOI rose 1.4% year over year, total debt was $5.8 billion at 3.4%, and UDR bought back about 5.5 million shares for $200.3 million in the quarter. The Q3 10-Q is not filed yet; UDR will report Q3 2026 results on November 2, 2026, after the market closes.

Key Takeaways

  • The label matters more than the headline. Q2 2026 FFOA was $0.64 per diluted share, but AFFO was $0.56. The $0.435 dividend is 68.0% of the first and 77.7% of the second (our arithmetic). In each of the last six quarters the AFFO payout ran between 76.8% and 79.6%, and the first-half 2026 figure was 78.4% (our arithmetic).
  • The dividend became monthly without a cut. UDR declared $0.145 for each of July, August and September 2026, which UDR describes as an annualized $1.74, 1.2% above 2025. The saved SEC documents declare nothing yet for October to December 2026, so the monthly amount beyond September is not confirmed.
  • Coastal rents are carrying the portfolio. In Q2 2026 West, Northeast and Mid-Atlantic communities were 71.6% of Same-Store NOI (our arithmetic) and posted NOI growth of 3.7%, 3.4% and 0.6%. Southeast and Southwest NOI fell 2.0% and 2.2%. Blended lease rate growth was 2.1%, with new leases down 0.6% and renewals up 4.2%.
  • Buybacks are shrinking the share count. Since September 2025 UDR has repurchased about 11.5 million shares for about $418.0 million. The diluted share and unit count in Q2 2026 was 348.292 million against 357.370 million a year earlier, a 2.5% drop (our arithmetic). In the first half of 2026, cash spent on repurchases ($300.283 million) exceeded common dividends paid ($282.919 million).
  • 2026 is a refinancing year, mostly of short paper. Scheduled maturities for the rest of 2026 are $808.4 million, 13.9% of the $5.827 billion total, including $480.0 million of commercial paper and $300.0 million of notes due September 2026. Net debt-to-EBITDAre was 5.6 times, with Baa1 and BBB+ ratings, both stable.

Which per-share number is the dividend test?

UDR reports three nearby measures: FFO, FFO as Adjusted (FFOA) and AFFO. FFOA adds back items management considers unusual, such as legal costs and casualty charges. AFFO then takes FFOA and subtracts recurring capital expenditures, including UDR's share at joint ventures. A search for the stock turns up summaries that quote the $0.64 FFOA figure as AFFO. UDR's own AFFO for the same quarter is $0.56.

Sources: UDR earnings releases for Q1 2025 to Q2 2026 (8-K Exhibit 99.1) and the related supplementals (Exhibit 99.2) for AFFO. Per-share figures are UDR's diluted amounts; the Q1 2025 and Q2 2025 AFFO figures are the prior-year columns in the 2026 supplementals.

The pattern is steady rather than alarming. The dividend has risen from $0.43 to $0.435 while AFFO has been $0.56 in five of the last six quarters, so the cushion is thin but not shrinking quickly. For the year, 2025 dividends of $1.72 were 77.5% of full-year AFFO of $2.22, and first-half 2026 dividends of $0.87 were 78.4% of AFFO of $1.11 (our arithmetic). UDR's full-year 2026 outlook is $2.49 to $2.57 for FFOA and $2.47 to $2.55 for FFO; the $1.74 annual dividend is 68.8% of the FFOA midpoint of $2.53 and 69.3% of the FFO midpoint of $2.51 (our arithmetic). UDR does not give an AFFO range in the release, so no forward AFFO payout is computed here.

From FFO to AFFO in the latest quarter

The Q2 2026 supplemental walks from FFO to AFFO in dollars, which shows what sits between the two headline numbers.

Two details stand out. Legal and other costs added back rose from $3.358 million to $8.418 million year over year. UDR's 10-Q says it is a defendant in consolidated antitrust cases involving RealPage revenue-management software and multifamily owners, that the cases are in early stages, and that no liability is recorded at June 30, 2026. Adding such costs back to reach FFOA is a company choice, and it is why FFOA is the more generous of the two coverage measures. Second, the full-year FFO range was lowered by a $0.02 midpoint while the FFOA range was raised by $0.01 (the release table), and the release does not explain the difference. Q2 FFO of $0.60 was $0.04 below FFOA of $0.64 (our arithmetic).

The monthly dividend: what changed and what is not declared

On April 29, 2026 UDR announced it would pay monthly. In the company's words, “UDR has become the first residential REIT to offer monthly dividends.” The July, August and September 2026 payments are each $0.145 per share, with record dates of July 17, August 17 and September 15 and payment dates on the last day of the month. Together they are the $0.435 UDR calls its second-quarter 2026 dividend. The release counts the September payment as the 217th consecutive dividend.

PaymentRecord datePayment dateAmount per share
Q1 2026 quarterly dividendApril 15, 2026April 30, 2026$0.435
July 2026July 17, 2026July 31, 2026$0.145

September 2026September 15, 2026September 30, 2026$0.145

A monthly payment of $0.145 times twelve is $1.74, the same annual rate UDR announced in February 2026, 1.2% above 2025. The change is timing, not size. The saved filings do not declare any October, November or December 2026 payment, and the Q2 release only lists July to September. Expect the next declaration details with the Q3 release on November 2, 2026. At UDR's own Q2 average repurchase price of $36.49, the $1.74 rate equals 4.77% (our arithmetic); that is a ratio against what UDR paid for shares, not a market quote.

Where the rent growth is: coastal versus Sun Belt

UDR's Q2 2026 Same-Store results show two different businesses. West, Northeast and Mid-Atlantic communities were 71.6% of Same-Store NOI (our arithmetic) and the Southeast and Southwest were 23.4% (our arithmetic). On the Q2 call UDR's management said its coastal markets “make up 75% of our NOI,” a slightly different cut than the release's Same-Store table.

Within the regions the spread is wide. San Francisco, 9.7% of Same-Store NOI, grew revenue 8.0% year over year, while Austin, 2.0% of the NOI, fell 5.8% and Tampa fell 1.7%. Same-Store physical occupancy was 96.6%, down 0.2 point year over year. Sequentially NOI rose 4.0% over Q1, but that is partly seasonal: Same-Store expenses fell 3.9% from the first quarter. Year to date, Same-Store NOI is up 0.3% and the full-year range is 0.00% to 1.25%.

Buybacks: asset sales are paying for them, and the share count is falling

UDR resumed repurchases in September 2025 and, on May 4, 2026, raised the authorization by 25 million shares to about 30 million. Through the Q2 release it had bought about 11.5 million shares at a weighted average $36.32, about $418.0 million, with about 25.5 million shares left. Management said on the call it sold assets and used the proceeds to repurchase shares “at sizable discounts to NAV”; that discount is management's own estimate and is not in a filing.

Sources: UDR earnings releases for Q3 2025, Q4 2025, Q1 2026 and Q2 2026. The Q2 10-Q lists purchases of 1.427 million shares in April at $35.01, 2.033 million in May at $36.87 and 2.028 million in June at $37.10.

The funding is sales. In Q1 2026 UDR sold four communities with 1,159 homes for $362.0 million. In Q2 it sold a 206-home Nashville community for $41.5 million and was under contract on three more communities with 808 homes for about $252.5 million, which would bring 2026 dispositions to about $656.0 million. Guidance for dispositions was raised to $400 million to $750 million. Two other facts belong next to this. First, UDR still has an at-the-market sales agreement allowing up to 20.0 million shares, with 14.0 million shares available at June 30, 2026, so it can issue as well as buy. Second, first-half 2026 repurchases of $300.283 million were larger than the $282.919 million of common dividends paid (cash-flow statement).

UDR is also leaving the lending business. On the Q2 call management said it made “the strategic decision to let our debt and preferred equity book run off in the coming years.” The program had 11 investments, a $382.679 million balance and a 10.1% weighted contractual return at June 30, 2026, and produced $10.4 million of income in the quarter. As those loans repay, that income stream shrinks, which is a headwind for FFO unless the cash is redeployed at a similar return.

Debt: low rates, a heavy 2026 ladder

Total indebtedness at June 30, 2026 was $5.8 billion at a weighted average interest rate of 3.4%, and the weighted average time to maturity had shortened to 3.9 years from 4.3 years at the end of 2025. Net debt-to-EBITDAre, adjusted, was 5.6 times, fixed charge coverage was 5.0 times and consolidated debt was 32.7% of total assets. Moody's rates UDR Baa1 and S&P BBB+, both stable. Liquidity from cash and undrawn credit lines was about $885 million, down from about $1.1 billion at March 31, 2026.

Source: debt maturity schedule in the Q2 2026 supplemental; total principal $5,827.122 million.

The 2026 line is mostly short-term paper: $480.0 million of commercial paper plus $300.0 million of medium-term notes due September 2026 and $28.4 million of secured amortization. UDR's release counts only the $328.4 million of term maturities, 6.2% of consolidated debt, and excludes the commercial paper and credit facilities. Several of the cheapest tranches (1.99% in 2033, 2.13% in 2032) are long-dated, so the rate on any refinancing of the 2026 and 2027 notes is likely to be above the 3.59% and 3.54% they carry; that is our reading of the ladder, not company guidance.

What the next report will show

UDR announced on October 15, 2026 that it will release Q3 2026 results on Monday, November 2, 2026 after the market closes, with a webcast at 12:00 p.m. Eastern on November 3, 2026. As of October 19, 2026 the last periodic filing on EDGAR is the Form 10-Q for the quarter ended June 30, 2026, filed July 28, 2026, so every number above is for June 30, 2026 or earlier. UDR's Q3 outlook is $0.63 to $0.65 for both FFO and FFOA. Check three lines: whether AFFO moves off $0.56, what the Q3 release says about October to December dividends, and how much of the $808.4 million due in 2026 has been refinanced.

What a holder can do with this

Pick one coverage measure and keep it. If you watch FFOA, UDR looks comfortable at about 68%. If you watch AFFO, the figure is closer to 78%, which is still a normal range for an apartment REIT, but with less room if capital spending or interest costs rise. Then read the two lines that change over the next two quarters: Sun Belt new-lease rates and the refinancing of the 2026 maturities. UDR also offers a different trade-off from a private vehicle. It trades on the NYSE and can buy back stock at will, while a non-traded vehicle's redemptions follow its own limits; our comparison of non-traded and publicly traded REITs sets out that difference, and our Blackstone BREIT review covers a large private vehicle that also holds apartments. For other listed residential landlords see our pages on Equity Residential and Mid-America Apartment Communities, each of which uses its own FFO definition, so compare payout ratios only after matching the measure.
