Landa App Alternatives 2026: What the SEC Filings Say About Exits
Some links pay us a referral fee; each one says so. Disclosure
Quick Answer
As of November 3, 2026, nothing in the SEC filings we read lets a Landa shareholder move a share into another platform, so “alternatives” here means where new money could go, judged by how each one lets you out. Landa’s own filings give a holder one exit: the sale and dissolution of the house series. The two Forms 1-U of October 20, 2026 report six more sales (August 20 to September 28, 2026, $740,176.52 in total); only two returned cash, $4,376.10 and $6,983.85, and four returned nothing. Secondary trading through the PPEX trading system has been suspended since September 12, 2024. The alternatives differ mainly in the exit: Fundrise eREIT, LLC limits redemptions to 2.50% of NAV a quarter (the manager chose 4.00% for the quarter ended June 30, 2026), Concreit Fund I processed $229,847 of redemptions in September 2026, and the single-house series of Arrived Homes, LLC and Ark7 have no trading market you can count on.
Key Takeaways
- Landa’s exit, from its filings: the series sells its house, pays its liabilities and expenses, distributes whatever is left, and is dissolved, at which point its units are cancelled. In the Forms 1-U of October 20, 2026, 4 of the 6 series that sold returned nothing at the sale.
- Of the 6 series, cash paid to date (dividends plus any dissolution payment) ranged from 1.6% to 42.0% of the offering price per share (our arithmetic). Nobody was returned the offering price.
- Landa’s secondary trading was suspended on September 12, 2024, and the last periodic report any of its three series issuers filed is the Form 1-SA of January 3, 2025.
- Pooled funds with a redemption plan (Fundrise eREIT, LLC; Concreit Fund I) give you a stated way out, but a limited one: Fundrise eREIT honored about 2,400,000 of about 7,256,000 shares requested since April 29, 2026 (33.1%, our arithmetic).
- Single-house series (Arrived Homes, LLC; Ark7 Properties LLC) look most like Landa. In the passages we read, the exit is a trading venue, not a redemption plan. Ark7’s circular says there is no public trading market; Arrived says periodic trading may become available through an alternative trading system. Arrived’s semiannual report repeats a going-concern doubt.
- A platform being operational is not the same as having an exit. Read the redemption or trading paragraph, and the date of the last periodic report, before the yield.

Why this page starts with Landa and not with a list
Most “Landa alternatives” pages rank platforms by minimum investment and headline yield. A Landa holder is asking a different question: if my money was stuck once, how do I know the next place will let me out? The answer is in each issuer’s own filings, so this page reads the exit paragraph of each one, next to what Landa’s filings say happened to its holders. Our Landa review covers the timeline, the lender case and the court-ordered change of manager, and what Landa investors actually got back totals every sale; this page uses them as the baseline.
None of the platforms on this page pays us, and we have no position in any of them. We do not rank them or tell you to buy any of them.
What Landa’s filings say about getting out
Three documents carry the answer. Each series that sells its house says so in a Form 1-U, and the same filing says what follows: the Manager “has approved the dissolution of these Series,” which “will be effective upon the final distribution of the sale proceeds to its investors, at which point all outstanding membership interest units of the Series will be cancelled.” Landa App LLC’s Form 1-SA, filed January 3, 2025 for the six months to June 30, 2024, says the secondary market is shut: “As of September 12, 2024, the company suspended secondary trading via PPEX ATS. No trades have been executed on that platform since the suspension.” The filings we read describe no redemption right. A holder’s routes in them are the sale of the house and, if trading restarts, the secondary market. That is our reading of the documents we saved, not a statement about every Landa document.
The six series reported on October 20, 2026 show what the first route paid. “Cash to date” is the total cash the filing says was distributed per share, and the last column divides it by the offering price (our arithmetic; it ignores whatever a holder paid on a secondary market).
| Series (sale date) | Sale price | Offering price per share | Total cash distributed to date per share | Cash to date as share of offering price |
|---|---|---|---|---|
| 8668 Ashley Way, Douglasville (Aug 20, 2026) | $130,176.52 | $5.82 | $1.23 | 21.1% |
| 8652 Ashley Way, Douglasville (Aug 20, 2026) | $113,000.00 | $5.93 | $1.86 | 31.4% |
| 8653 Ashley Way, Douglasville (Aug 20, 2026) | $100,000.00 | $5.29 | $2.22 | 42.0% |
| 8667 Ashley Way, Douglasville (Sep 15, 2026) | $95,000.00 | $5.47 | $0.24 | 4.4% |
| 157 Wells Road, Jenkinsburg (Sep 28, 2026) | $155,000.00 | $8.86 | $0.14 | 1.6% |
| 126 Wildwood Road, Stockbridge (Landa App 2, Aug 31, 2026) | $147,000.00 | $6.93 | $1.43 | 20.6% |
Four of the six carry the filing’s footnote: “The proceeds from the sale were used in their entirety to pay liabilities and expenses. As a result, no net proceeds remained available for distribution to the members of such Series.” Only 8652 Ashley Way ($4,376.10 available, $0.44 a share at dissolution) and 8653 Ashley Way ($6,983.85, $0.70 a share) paid anything at the sale. Together the six sold for $740,176.52 and returned $11,359.95 at the sale, or 1.5% (our arithmetic). Add the 12 sales of the June 15, 2026 Form 1-U ($1,366,494.88 in sale prices, of which $51,553.62 reached investors in three series) and the 18 sales we can total returned $62,913.57 of $2,106,671.40, or 3.0%, with nothing at the sale in 13 of them (our arithmetic; the earlier 2025 and early 2026 sales are in the outcomes article).
Many of the series sit behind a lender claim. The two Forms 1-U of December 4, 2024 list the series “subject to the Bridge Loans with L Finance”: 88 under Landa App LLC and 31 under Landa App 2 LLC, 119 in all (our count of the rows). The same filing says the lender filed Viola Credit GL I L.P. v. Landa Holdings (Index No. 659157/2024) on November 19, 2024 and that the Manager disputes the default claim. We do not decide that case. For an exit the relevant point is order of payment: the sale filings above show proceeds going first to liabilities and expenses.
Two gaps limit what anyone can say. The first is reporting: the last periodic report any of the three series issuers filed is the Form 1-SA of January 3, 2025, and the Forms 1-U since then number 48 across the three (26, 12 and 10; EDGAR lists read November 3, 2026). The second is what the filings do not say. They do not say whether the app works today, whether announced distributions were all paid, or whether trading will restart.
The alternatives, by how you get out
The table sets Landa beside the vehicles we cover that filed an exit paragraph in 2026. Each cell comes from the document named in the last column. Lofty is not in the table: it issues blockchain tokens rather than shares of the kind quoted here, so these filings do not exist for it; see our Lofty review.

What the differences mean for an exit
Series per house against a pooled fund. In a single-house series, you wait for that house. Landa shows the weak point: when the house sells, the loan comes out first, and in 13 of 18 sales we can total nothing reached investors at the sale. A pooled fund has many assets and a redemption plan, so a request has a stated route. The cost is that the route has a ceiling. Fundrise eREIT’s 2.50% quarterly limit, with the Manager’s discretion to go to 5.00%, means a large run of requests is paid over several quarters: about 4,856,000 shares of requests were still outstanding on June 30, 2026 (the 10-Q says so). Concreit’s September 2026 numbers show a smaller fund paying slightly more than it received that month, and a backlog of $70,379 still open at October 7.
A trading venue is not a buyer. Landa’s PPEX trading was suspended with no trades after the suspension. Arrived’s filing says periodic trading “may become available,” and Ark7’s says an active market “may not develop or be sustained.” If you cannot find a buyer, the venue exists and the exit does not.
Worked example (our arithmetic). How much of a queue a plan clears can be read from the filings. Fundrise eREIT, LLC reports requests for about 7,256,000 shares since April 29, 2026 and about 2,400,000 honored by June 30, 2026: 33.1% of the shares requested, with about 4,856,000 still waiting. Concreit Fund I reports $217,511 of new requests in September 2026 and $229,847 processed, or 105.7% of that month’s new requests, which includes older requests being worked down. These are two funds in different months and sizes, so they are not a ranking. They show that a redemption plan is a queue, and the filings tell you how long it is.
Periodic reports. Landa’s gap in reporting is the reason this page leans on Forms 1-U. Before putting money in any Regulation A issuer, check that its latest Form 1-K and Form 1-SA are on EDGAR and dated within their deadlines.
What a reader can do with this
- If you hold Landa shares: find your series on EDGAR (Landa App LLC, CIK 1815103; Landa App 2 LLC, CIK 1875877; Landa App 3 LLC, CIK 1886606) and look for it in the lists of the Forms 1-U. Keep your own records of what you paid and what you received. Do not expect a sale in any other platform to replace the position.
- If you are choosing where new money goes: read the exit paragraph first. Search each issuer’s latest filing for “redemption,” “trading market” and “substantial doubt.” Compare what a stated route has actually paid with what was requested.
- Check the fee line in the document, not the platform page. We quote only the Ark7 fees we read for this page. Compare the sourcing fee and the annual fee with the rent the series pays.
- Do not size a position on a yield. Use an amount you could leave in for years.
