Quick Answer
As of November 6, 2026, the 2025 federal mortgage file (HMDA) shows STG Mortgage Inc, a wholesale lender in Irvine, California, with 497 originated investment-property loans totaling $271,835,000, up from 213 loans and $83,865,000 in 2024: 2.33 times the loans and 3.24 times the dollars (our arithmetic). The median note rate fell from 7.375% to 6.75% and the median loan rose from $255,000 to $425,000. The jump is New York: 139 loans and $108,355,000 in 2025 against 4 loans and $2,710,000 in 2024, mostly in Queens (73) and Kings County, Brooklyn (44). Filter: action_taken = 1 (originated) and occupancy_type = 3 (investment property). The file does not say which loans are DSCR loans, and it shows no points or fees.
Key Takeaways
- STG Mortgage Inc (LEI 5493000349C5XXDRQX28) reported 2,780 originated loans in its 2025 HMDA file; 497 of them (17.9%) are investment property, with $271,835,000 lent, a median loan of $425,000 and a median note rate of 6.75% (middle half 6.375% to 7.0%). In 2024 the figures were 213 of 1,745 (12.2%), $83,865,000, $255,000 and 7.375%.
- New York is the story. 139 investor loans in 2025 ($108,355,000, 39.9% of the dollars, our arithmetic) against 4 in 2024. Queens had 73 loans and Kings County 44; the five New York City counties together had 128. The median New York loan was $715,000 at a median rate of 6.375%, and 106 of the 139 are on two- to four-unit buildings.
- Outside New York the investor book grew less: 358 loans and $163,480,000 against 209 and $81,155,000 (our arithmetic: 1.71 times the loans). California is next with 125 loans (median rate 6.875%), then Arizona 43, Texas 27, Illinois 23 and Florida 21.
- The business-purpose flag tells two books apart. 192 loans are coded business purpose (median loan $605,000, median rate 6.5%) and 138 of them are in New York; 305 are not (median loan $345,000, median rate 6.875%) and 304 of those are outside New York. Business-purpose loans outside New York fell from 93 to 54.
- Identity: the HMDA filer is STG MORTGAGE INC, a California corporation per its LEI record, headquartered at 18401 Von Karman Avenue, Suite 440, Irvine. Its website shows NMLS #2091912, describes wholesale lending through approved brokers, and its licensing page names Lending Harbor as a retail division. 489 of the 497 investor loans were not submitted directly to STG, which fits the broker channel.
- What the file hides: the rate-spread field reads NA on all 497 loans, only 11 loans report a prepayment term (9 at 12 months, 2 at 36 months), and 166 loans carry sale code 0 (not sold in the year). HMDA has no field for DSCR, so the loans on this page are investment-property loans of every product type.

238 rows: our recount of the lender's 2025 and 2024 federal HMDA records (investment-property loans, dollars, rates, sizes, states, counties, New York detail, structure and sale codes, cost fields), the LEI record and the company's own licensing pages. One source per row.
Which “STG” this is, and how we matched it
People searching “STG Mortgage” want to know whether the lender is real, whether it lends to investors and where. The company is STG Mortgage Inc. The federal files and the company's own pages agree on the basics:
- HMDA filer: the FFIEC 2025 and 2024 filer lists each contain one filer with STG at the start of its name, “STG MORTGAGE INC”, LEI 5493000349C5XXDRQX28. A different filer with a similar-looking name, Southern Trust Mortgage, LLC (LEI 549300FOXIQQV5UZD367), appears in the 2024 list only and has nothing to do with this page.
- LEI record (GLEIF): legal name STG MORTGAGE INC, status ACTIVE, jurisdiction US-CA, California registry number 4669093, headquarters 18401 Von Karman Avenue, Suite 440, Irvine, CA 92612. The LEI was first registered May 17, 2021 and is due for renewal on December 27, 2026.
- Company website: stgmortgage.com shows the same Irvine address and “NMLS #2091912”, and says “STG Mortgage is your go-to source for wholesale mortgage lending.” The licensing page of Lending Harbor, a consumer-facing site, says “Lending Harbor, a retail division of STG MORTGAGE INC. NMLS #2091912”.
We could not check the NMLS number on the NMLS Consumer Access register, which blocked our requests, and we did not search the California or New York regulators' registers. Do that before you sign anything. This page uses “STG Mortgage” for the lender and its HMDA filer name for the data.
Our filter. We downloaded the lender's complete originated-loan file for each year from the FFIEC data browser (action_taken = 1): 2,780 records for 2025 and 1,745 for 2024. We kept occupancy_type = 3, “Investment property” in the FFIEC data-field list, which leaves 497 and 213 loans. No filter on state, term, purpose, lien or loan size was applied. The recount script and its output are in sources/. Some other pages of ours define investor loans with the business-purpose flag as well, so counts can differ by a few loans.
2024 against 2025
| Originated, investment property | 2025 | 2024 |
|---|---|---|
| All originated loans (every occupancy) | 2,780 | 1,745 |
| Investor loans (occupancy type 3) | 497 | 213 |
| Investor share of originated loans | 17.9% | 12.2% |
| Investor dollars | $271,835,000 | $83,865,000 |
| Median loan | $425,000 | $255,000 |
| Median note rate | 6.75% | 7.375% |
| Middle half of rates | 6.375% to 7.0% | 6.875% to 7.875% |
| Lowest and highest rate | 5.625% and 11.0% | 5.625% and 13.5% |
| Median loan-to-value | 70.0% | 70.0% |
| States with an investor loan | 32 | 22 |
| Loans in New York | 139 | 4 |
Loans grew 2.33 times and dollars 3.24 times because the median loan grew from $255,000 to $425,000 (our arithmetic). The median note rate fell 0.625 of a point. That fall cannot be read as “STG got cheaper”: the 2025 book contains a large group of New York loans with a median of 6.375% that did not exist in 2024. Outside New York the 2025 median is 6.875%, against 7.49% in 2024 (our recount), a smaller move.
| New York 2025 | Outside New York 2025 | New York 2024 | Outside New York 2024 | |
|---|---|---|---|---|
| Investor loans | 139 | 358 | 4 | 209 |
| Dollars | $108,355,000 | $163,480,000 | $2,710,000 | $81,155,000 |
| Median loan | $715,000 | $335,000 | $750,000 | $255,000 |
| Median note rate | 6.375% | 6.875% | 6.75% | 7.49% |
| Business-purpose loans | 138 | 54 | 4 | 93 |
Of the 284 additional investor loans in 2025, 135 are in New York and 149 are elsewhere (our arithmetic). The dollars tell the other side: New York added $105,645,000 and the rest of the country $82,325,000. The composition of the growth outside New York changed: loans not coded business purpose went from 116 to 304, while business-purpose loans fell from 93 to 54.
What the business-purpose flag shows
HMDA asks whether a loan is “primarily for a business or commercial purpose.” For an investment property that flag is the closest the file comes to separating a loan to an investor's company from a consumer-style loan on a rental. It is not a DSCR flag: a DSCR loan is a product underwritten on the property's rent, and HMDA has no field for it. Read the two groups as what the lender reported, nothing more.
| 2025 investor loans | Coded business purpose | Not coded business purpose |
|---|---|---|
| Loans | 192 | 305 |
| Dollars | $129,390,000 | $142,445,000 |
| Median loan | $605,000 | $345,000 |
| Median note rate | 6.5% | 6.875% |
| Median loan-to-value | 58.3% | 75.0% |
| In New York | 138 | 1 |
| Largest other states | California 18, Maryland 7, Connecticut 5 | California 107, Arizona 43, Texas 24, Illinois 23 |
| Interest-only loans | 9 | 6 |
Almost every New York loan is in the business-purpose group, at a median loan-to-value of 54.5% on the 129 New York loans that report one (our recount). The non-New York group looks like a conventional investor book: a median loan-to-value of 75.0% and loans mostly on single-family homes. In 2024 the business-purpose group was 97 loans at a median of 7.75% and the other group 116 at 6.99%, so the order of the two medians reversed between years.
New York: counties, buildings and loan sizes
| 2025 investor loans, top counties | Loans | Dollars | Median loan | Median note rate |
|---|---|---|---|---|
| Queens County, NY | 73 | $54,545,000 | $725,000 | 6.375% |
| Kings County, NY | 44 | $41,070,000 | $880,000 | 6.375% |
| Maricopa County, AZ | 30 | $10,190,000 | $320,000 | 6.625% |
| Los Angeles County, CA | 26 | $21,770,000 | $800,000 | 6.875% |
| San Diego County, CA | 21 | $18,565,000 | $805,000 | 6.625% |
| Orange County, CA | 14 | $12,120,000 | $800,000 | 6.8125% |
| DuPage County, IL | 14 | $3,270,000 | $235,000 | 7.49% |
| Richmond County, NY | 10 | $4,920,000 | $445,000 | 6.5% |
Queens and Kings together are 117 loans and $95,615,000, or 35.2% of all investor dollars (our arithmetic). Adding Richmond (Staten Island) and one loan in New York County gives 128 loans in the five boroughs; the other 11 New York loans are in Suffolk (5), Nassau (4) and Albany County (2).
The New York loans are small-building loans. By units: 33 on one unit, 75 on two, 20 on three and 11 on four, so 106 of 139 are on two- to four-unit properties. By purpose code: 99 purchases, 31 cash-out refinancings and 9 refinancings. By term: 116 at 360 months and 23 at 180 months. Sale code: 77 not reported sold, 48 sold to a credit union, mortgage company or finance company (code 71) and 14 to an “other type of purchaser” (code 9). The highest New York note rate in the file is 8.375%.
Our page on New York DSCR loans ranks all lenders in the state with a narrower definition of DSCR-type loans, so its counts for STG will not equal the 139 here, and its medians are not comparable with the ones above.
Loan sizes and the rate spread
| Loan size, 2025 | Loans | Dollars | Median note rate |
|---|---|---|---|
| Under $250,000 | 100 | $19,810,000 | 6.99% |
| $250,000 to $499,999 | 189 | $67,565,000 | 6.75% |
| $500,000 to $999,999 | 163 | $120,535,000 | 6.5% |
| $1,000,000 or more | 45 | $63,925,000 | 6.75% |
The 208 loans of $500,000 or more are 41.9% of loans and 67.9% of dollars (our arithmetic). The smallest loan in the 2025 file is $95,000 and the largest $2,795,000; in 2024 only 12 loans were $1,000,000 or more, against 45 in 2025. The $500,000 to $999,999 band has the lowest median rate, but 91 of its 163 loans are in New York, so the band says more about the state's mix than about loan size.
A worked example, our arithmetic: a $715,000 loan, the New York median, at the New York median rate of 6.375% over 30 years has a principal-and-interest payment of about $4,461 a month. The 2025 median loan of $425,000 at 6.75% is about $2,757 a month. The 2024 median, $255,000 at 7.375%, was about $1,761. These are payments on closed loans at the medians, before taxes and insurance, and not quotes.
Terms are mostly standard: 471 of 497 loans are 360 months, 23 are 180 months, 2 are 480 months and 1 is 300; 15 are interest-only. Prepayment penalties barely appear in the file: 486 loans read NA, 9 report 12 months and 2 report 36 months. That is not evidence that STG's loans carry no prepayment penalty. STG's own broker document lists New York as a state where a prepayment penalty is allowed (see below), and HMDA's prepayment field is only filled in for some loans.
What the file does not show
- No total cost. The rate-spread field reads NA on all 497 loans; the total-loan-costs field reads NA on the 192 business-purpose loans. Points, origination fees and broker compensation are not visible for them. A rate in this file is a note rate.
- No DSCR flag. The file has no field for debt service coverage, appraised rent or the loan program. Our DSCR loan requirements page explains what such a loan underwrites on; this page does not claim any of the 497 loans is one.
- The broker channel. 489 of the 497 investor loans, and 212 of the 213 in 2024, have the application code “Not submitted directly to your institution.” A borrower seldom deals with STG itself. STG's site describes a wholesale lender with approved brokers, and the lender's broker, not STG, is the party that quotes, explains and is paid. Ask who the lender of record will be and what the broker earns.
- Sale after closing. 308 loans carry sale code 71, 166 code 0, 18 code 9 and 5 code 6 (commercial bank, savings bank or savings association). Code 0 means no sale was reported during the year; the file cannot say whether those loans were sold later.
Licensing and dated items
All read on November 6, 2026 unless stated.
- LEI record: last updated December 16, 2025, status ISSUED, next renewal date December 27, 2026. A lapsed LEI would show in the status field; we only report the record as we read it.
- Company licensing page: lists licence numbers for most states, including California “60DBO-132966” and a Delaware lender licence, and shows a state list marked “DSCR States” that includes New York. The licensing-details table that follows gives no New York licence line. We cannot tell from the page alone why: New York may not require one for the loans STG describes, STG may hold one that the page omits, or the page may be incomplete.
- Broker document on DSCR licensing and prepayment: a PDF on stgmortgage.com, filed under the folder 2024/03, lists for each state whether a licence is required and whether a prepayment penalty is allowed. For New York it reads “N/A N/A Allowed”. The document says it is “for industry professionals only and not for distribution to consumers.”
- Regulatory actions: a general web search for enforcement actions, consent orders or lawsuits naming STG Mortgage returned nothing about this company. We did not search the NMLS register, state regulator discipline pages, the CFPB complaint database (which blocked our requests) or court dockets, so this is the absence of a result, not a clean record. If you are a borrower, a licensed-lender lookup on the NMLS Consumer Access site is the check that matters.

What a reader can do with this
- Decide which STG loan you are asking about. The 192 business-purpose loans (median 6.5%, median loan-to-value 58.3%) and the 305 others (median 6.875%, 75.0%) are different products. A quote at 70% leverage belongs with the second group, not the first.
- Ask the broker the three questions HMDA cannot answer. Total cost (points, origination, broker fee), prepayment terms in writing, and whether the loan will be sold or serviced elsewhere. In 2025, 166 of 497 STG investor loans were not reported sold in the year.
- Check that the lender can lend in your state. For New York, read the licensing line and the regulator's register yourself. The company page shows no New York licence line; that is a question to put to the broker, not a conclusion.
- Compare in the same band. In this file, loans between $500,000 and $999,999 had a median of 6.5% and loans under $250,000 had 6.99%. Compare a quote with lenders of the same loan size, building type and leverage, not with the all-loan median. Our DSCR loans in New York page shows the state's lenders on one filter.
- Treat the New York count as one year. 139 loans in a year in which the same lender reported 4 in 2024 is a big change, but the file cannot say why: a new broker relationship, a new product or a licence change are all consistent with it. Check the 2026 file when it is published.
- Compare with lenders built for investors. The lenders in the box below are investor lenders; Kiavi pays us a referral fee when a loan closes through the button. STG is not an affiliate, and the counts above are the same either way.
